I looked at this building four years ago when it was brand new and REALLY liked it. At the time, I was looking at two bedrooms for around $400k, so this seems pretty pricey. But I am sure the values have increased since then.

This is more in LeDroit Park than Bloomingdale. Ever since the Howard Theatre reopened and Shaw’s Tavern and Bistro Bohem have come in, property values in LeDroit are rising super fast. Love my neighborhood! (I loved it four years ago when we moved there for its charm and its proximity to U Street, Logan Circle, and work. Now I love even more for how fast our property values are going up.

Bloomingdale and LeDroit Park are both thriving and 2nd St. is the boundary line between the two. We live in the building across the courtyard and when we refinanced our 1 bedroom + den condo was appraised at a lot more than what we paid when we bought it.
I had a client buy a place in the building for $380,000 this year … it was reasonably comparable.
