Honestly? They’ll probably get it. But it doesn’t seem that special for a half-mil condo with small rooms and low-budget upgrades. (Couldn’t the master bath door swing outward instead?) The fireplace is a nice touch, but only goes so far.
Parking in that area SUCKS, so you can tack on another $200+/month if you have a car, unless you want to get used to staying in DC because you don’t want to lose the really great street spot you finally found.
So when you add in the extra $500/month this place could feasibly cost, why not just buy a house?
They will get it. If you have the downpayment, you are looking at $1800/month. Add in the extra $300 for condo fee, and you are at $2,100. 2 BR 2 BAs here rent for $2800-$3000.
Because you couldn’t buy a house anywhere near there for 500-600K and the location is close to Metro.
It’s probably too close to 18th Street for my liking and the balcony seems small. It would show better if they replaced the filthy bedroom carpet. The parking in that nabe would be no more than if this was in say, Logan Circle. The Hilton has monthly parking and it’s down the street.
The use of “nabe” in lieu of “neighborhood” makes me shudder.
I’d worry that the condo fee was too low and would wonder about the building’s reserves. Still anyone who thinks a house won’t call them the equiv of a condo fee per month isn’t doing a decent job of budgeting. Home ownership with an actual home (yard, roof, responsibility for the 4 outside walls) is not cheap and often full of surprises.
I went to an open house for this unit months ago. The condo was extremely meh. It’s been on the market since early October (without any decrease in listing price).
Less than a thousand square feet for half a million in that ‘hood is just dumb money chasing a stupid price.
