4,000 isn’t even in the ballpark for this property. I agree it may be slightly over priced. Someone makes a good point you really don’t have a lot of comps. They must not be able to sell, you really risk renters tearing up a renovation (if 4 ppl sharing).
Luxury 2 BRs go for about 4k that close to the Metro.
Great space, location, and finishes. The bedrooms look large. Not many 4-bdrm rentals out there like this.

$1600 per person is, unfortunately, almost exactly what a one-bedroom apartment goes for in my building, which is a few blocks away. And people are willing to pay it. (I got in when the rents were low)

Obligatory post about how lots of people in DC make a lot of money. Partner average is 600k or more at a law firm, and there’s a lot of ‘em.

6750 would be nearly double the mortgage payment. Even though they clearly spent a lot of money on the house, 6750 is way too high, especially if it recently rented for 5500 in its current condition. This is just wishful thinking.
Basements in this neighborhood easily go for over 2 grand. This is not that over the top.
