  • thats a really good deal not sure why they would need to take section 8 vouchers to get a tenant at that price.

  • wtf? Is the listing agent just doing this to collect application fees? Or is it a dump?

That’s a really good deal. Nice, quiet part of town, close to the handful of GA ave restaurants, and a short walk to either the 70 line down georgia or the 52-54 line down 14th.

It’s a good enough deal that it makes me think it’s a scam.

  • No way this place is renting for barely $600 per bedroom. Scam.

  • If it were on Craigslist, I’d think scam, but who would buy an ad on PoP to rip people off? Maybe the agent is seriously clueless or hoping to start a bidding war….

  • To be fair, this is sort of in the middle of nowhere. If I was solely reliant on public transportation, it would be a pain in the butt to get back home late at night from downtown/U Street/VA. And don’t give me lip about being near buses – DC buses are all atrocious late at night.

This also is probably not in greatest condition for that price. There’s zero interior photos in the ad.

  • I doubt it is a scam. “Repairs will be completed before tenant moves in.” That sounds like it is a dump insde. And as zero_sum said, it would be a pain to get to via public transportation later in the evening. I can’t see 3 20somethings jumping at the opportunity to live here.

    • Or single women for that matter. That area is still kinda sketch; it’s not the most reassuring place to walk around late at night by yourself. My friend was violently car-jacked 4 blocks north of here about 1.5 years ago.

I think the price justifies the location and condition. I think the reaction to the price are coming from people who keep seeing sales around here for $500K+. At this point in time, those people are probably paying a premium for the privilege of owning, IMO.

What part of Illinois Ave is sketchy late at night? The people out walking their dogs or people coming home from work still in their work uniforms?

        • Illinois and Hamilton is where my friend was carjacked. He spent over a week in the hospital with severe head trauma and brain swelling. This ain’t Capitol Hill, buddy, even though the sales prices are approaching that level. Just slightly north of here are some pretty rough buildings and they like to wander down a few blocks to have their fun.

Like I said, the distance from the metro combined with the very quiet streets make this a not-so-great location for someone who is entirely dependent on public transport and needing to get around late in the evening (the situation for most young people).

          • I’m sorry to hear about your friend, but referencing a crime that happened 1.5 years ago in an ever-changing neighborhood doesn’t really support your argument that the neighborhood is currently not a good one.

          • I don’t know about that, Anonymous. I acknowledge that the neighborhood is changing, but there’s a difference between citing a carjacking that occurred a year and a half ago and one that occurred, say, seven years ago.

  • Although the location may not be for everyone, the rent is very reasonable. If the house is still available after 2 weeks, I’d be surprised, that is, depending on exactly what condition is present inside, pending “repairs.”

  • The rent is reasonable and it’s probably not great inside for sure – I bet the house was inherited and owner is hanging onto it til market for non renovated houses improves . RE public transport – people do have cars in Petworth you know! I am sorry to hear about the carjacking, and not to trivialize it but those happen in many DC areas, Bloomingdale esp. and for that area I don’t think the conversation would be as prevalent re sketchy at night.

    • I agree with all your points. If you have a car, this is a very good deal though I don’t think it’s drastically underpriced, as some commenters have stated. The location and condition of the home probably justify the competitive rate.

I don’t think the neighborhood is horrible, but I would take pause if I were a single woman who is solely dependent on public transportation and walking. It’s nowhere near the safety level of Dupont, U Street, or Adams Morgan. I think some of those considerations are reflected in the price.
