Let’s call this apartment “average.” Is this what an average basement apartment of its size goes for in MtP? Higher than I would have expected.
Carpet? And the place looks a little run down. Might I suggest the owner put a little work and money into this apartment? I have lived in two basement apartments, and they were genuinely “cozy” and well-maintained. This place looks the opposite. Why would someone pay $1700 for a sub-par Mt. Pleasant apartment, when they could rent an efficiency in a much better, vibrant neighborhood for the same amount?
You’re confusing the question — you can’t compare a 1-bedroom in one neighborhood to an efficiency in a different neighborhood. While YOU would rather live in a smaller space somewhere else, not everyone will balance the equation in the same way to come up with that answer.
The better question is why would anyone spend $1700 for a sub-par Mt P basement, when you could rent a nicer Mt P basement for same or less.
Mt. Pleasant is plenty vibrant for me.

The pictures certainly don’t make it look “cozy” or appealing….more like run-down, depressing, and kind of dirty. It does have a nice big kitchen, though. That said, it seems a little overpriced for the condition it’s in.

The pictures do a good job of hiding most of the 800 sq ft. I bet it’s 500-600 max.
This is absurd. I’m not actually sure of the square footage of my apartment, but it is a large one-bedroom with a full kitchen, living room, and bedroom for $1,150 + electric a block from here . Yeah, it has a few quirks for a basement apartment, but I wouldn’t think of paying much more than that.
I think you’re going to be in trouble if/when you ever move out. That is an incredible deal that I don’t think you’ll ever find again.
It wasn’t too long ago that you could rent an entire house in MtP for a couple hundred more. $1700/month for this place is obscene, but I bet it’s already off the market.
I hear the roommates in the house are pretty frickin cool though, so that is a bonus
