Seriously, what amenities can a building possibly have that justify a $2600+/month condo fee? I’d really like to know.

That building is old. Any repairs or necessary alterations are going to be very expensive. Then expect that the tenants are going to have very, very high expectations. Very high expectations are also very expensive expensive.
If I had serious money I wouldn’t have to be forced to buy that place.
Yeah, the maintenance on places of this age is astronomical. Plus I’m pretty sure the building has 24/7 staff at the front desk, a cleaning crew, and a superintendant for dealing with minor maintenance issues like leaky faucets.
They’ll definitely have a super on hand to deal with that. I live in a co-op in Cleveland Park and my responsibility for the unit is from the paint on the walls inward. Anything outside that, the building typically takes care of. We had a clogged kitchen sink and they sent the staff to take care of it. It’s not a terrible way to ease into home ownership.
It’s a co-op so it covers the taxes, gas, heat, water, building staff, etc.

When the Ritz Carlton residences opened in 2001 or 2002, they were going for $375 sq/ft. I scoffed at that ridiculously high price. Wish I bought two in retrospect.

I think it’s a great location – quick walk to Dupont Circle, Adams Morgan, or Woodley Park.
