Wayyy overpriced. Over a mile from the Metro, and basement apartment. Tiny kitchen, and no dishwasher. Sure it’s close to “bustling H St”, but that area still isn’t safe enough to justify 1200 per room.
There was a 3-bedroom house a few days ago for $4000 near H Street that everyone agreed was priced fairly. What’s the difference here?
That was a WHOLE GODDAMN house with windows, private yard, etc. You actually lived like a human, not a hobbit.
Sure, but generally people are willing to pay more to share a 2-bedroom with someone (even if it’s in a basement) than have a room in a group house.
Is a 3 bedroom really that much worse than a 2 bedroom? I could accept your point if the difference was a 2 bedroom and a 6 bedroom, but it’s a single extra person. When you have an entire house, versus a single basement, I think one more person plus all the extra square feet (and light) doesn’t sound so bad.
2.400 is too much. Perhaps 1,600 to 2,000 depending on many factors.

I love the never-end slew of “oh mah gawd, rents are that high in NE?!?!?!” I guess some people really do live in a bubble. Kinda sad.
I think this is an okay deal. The rents will only continue to rise over that was as the street cars come online in 2013 eliminating the “long hike to Metro” complaint.
People say that because we live in nicer areas and bigger apartments (ex: I’m on U Street in a massive 2BR that I got in January) and we pay on slightly more or similar rents.
“Nicer” is, of course, subjective, though.
If you got a massive 2BR on U Street for $2400 then you should write a thank you note to your landlord. And maybe bake her some cookies, too, because you’re well below market rate.
Maryland Avenue is way nicer than U Street, for my money. And you can actually find parking near your house. Neighborhood bars are cooler, too.
