What does “All utilities included as a possible option” mean? They can be included but the rent will be higher? Still looks like a good deal, but I don’t really know what rentals in Eckington typically go for.

Reminds me of the sign outside the University City apartment complex on 193 in the Langley Park area: “All utilities included” (then in smaller print) “for a small fee.” What the heck is that supposed to mean? They’re charging a flat fee for utilities (something complexes often do when the electricity, gas, etc. aren’t metered by unit), but not simply including it in the rent? Is there even an option NOT to pay the “small fee” and to pay the utiliities à la carte??
The pictures really give you a great “feel” for the space.
That seems pricey for a 414 sq ft apartment in this hood. I live nearby and pay just a little bit more for a place twice as big.

At 414 sq ft, it sounds like a studio rather than a 1 BR – it’s hard to tell without more pics though.
Why anyone would pay this much when they could rent a double wide trailer in Amarillo, Texas for less I have no idea.
the price of living in the hood. the northeastern edge of eckington is pretty rough. home burglaries are really high in the area. this is near where a man was beaten senseless that was posted about on this blog. the eckington listserve is filled with problems from nearby. drugs, random assaults, theft, and aggressive dogs off leash.
you have to live somewhere, and this prices reflects life in the hood these days.
i’d buy in this area as a long term investment, but i wouldn’t rent here unless i had to. the up sides of this neighborhood wil be large, but it’s not nice yet.
i give it another 5-10 years… then it will be nice…

This belief that everything in the city will eventually be ‘nice’ is naive. It will stop eventually and if you buy too far out, you will be sad
No one ever said anything about EVERYTHING being nice in the city. Eckington has some potential with development creeping across. And just to prove you wrong… Anacostia will never be nice.
hhmmm. you following whats happening there? i think anacostia will fare pretty well. especially as the riverfront area develops.
Also, what happens in 5 years when all the ‘young professionals’ gentrifying the city begin to have school-age children? Unless they are replaced with other younger gentrifiers in large amounts those areas that are a big stretch now will be the first to turn.

Seems kind of fishy… the kind of “1 bedroom” that is really just a studio… there are no pictures that really show you the space… and 414 is TINY!
Yes, and it’s hard to tell for sure, but in that photo of the kitchen, the “wall” next to the stove looks a lot like one of those room-dividing screens, which made me think this is really a studio.
