  • This is the best deal I think I’ve ever seen on here. This building is beautiful and they could get way more than $2800 for a 2 bedroom here even if they didn’t have the parking spot. Wow.

  • Maybe the cost of living in DC has finally sunk in but, woe is me, this actually seems like a good deal.

  • that’s a great deal. the logan apartment we lived in just before buying earlier this year was about to raise our rent to $2,700 for a one bedroom, which we thought was crazy. this place looks every bit as nice.

  • it always cracks me up how they make a nice place look trashy by staging it with wine and napkins in the glasses.

    seems like $200-300 too much for just one bathroom to me.

    • Man, wouldn’t it be nice to live in a world where you could get a 2 bedroom in an updated building with parking for $2500/month? I’ll give it to you man, you’re a dreamer.

      • yeah, it is really nice living in this world. I pay $2400 for a gorgeous 2br/1ba in an old building that’s renovated on Q street. luckily, I don’t have a car, but it wouldn’t be worth an extra $400/mo for me for parking if I did.

      • Your world must be confined to the tiny area in and around Logan Circle, because there are plenty of places to get a 2br apartment for less than that. Even in DC.

  • I’m wondering if that second bedroom is really a bedroom, i.e., with a window to the outside and a closet.

    Neither is visible in the photo, and the listing says “2nd bdrm OR DEN opens to Liv rm w/ French drs.” (emphasis added).

    • There are pictures of the second “bedroom” on the link above. No windows. Probably no closet. And probably can’t fit much more than a twin bed.

    • I don’t think it’s technically a bedroom since there doesn’t appear to be a window nor a closet, unless there is one by the foot of the bed behind the right-side of the french doors looking into the “bedroom.” Even if a closet were tucked in, if there isn’t a window, it isn’t a bedroom. Anyway, not sure someone would be excited about being “on display” with see-through doors to a bedroom, especially if you’re sharing the apartment with a “craigslist”-type stranger (roommate) as opposed to an SO/partner/spouse or bed-buddy. You get the point. I know you could drape something over the doors for privacy but kind of defeats the point of the beauty of the doors. Anyyway, still, for the area, I’d say it’s a good deal, even if not a true 2nd bedroom.

  • Yeah so I live in this building and this unit is definitely not a 2br. It’s a 1 br with den–the den is quite tiny at that, and the only closet would be in the actual bedroom. Yes, this is a great building, but it’s hardly a 2br.

  • This is a decent deal – we almost bought in that building, but didn’t like the pet restrictions. So we bougth 3 blocks east for 50k less and 1/2 bathroom more.

    but if you want to rent, this is a great building – lovely gym, front desk, good location.

  • Good deal if you are set on renting, horrible deal if buying is an option. That unit would sell for about $400k, leaving you with a mortgage payment that is much less than $2,800 per month.

    If you are generating that much cash flow per month, then it would be a good idea to rent a cheap studio for 6-12 months, save for a down payment, and then buy the unit. Even if you have to move, you can find some sucker to rent to who will be covering your mortgage, condo fees and taxes.

    • Save for a down payment in 6-12 months? What kind of down payment and where in that area would you find a “cheap” studio? Most cheap studios are at least 1400. Saving $1400/month even for 12 months won’t get you anywhere close to a real down payment on a $400K condo.

      How exactly do you know this? Was this recently listed before they decided to rent?

      • It was listed for sale before going up for rent. I think the owner couldn’t sell it because it was priced even higher than $400k.

  • Not really a great deal since, as others have pointed out, this is actually a 1 br with a den. Better deals on 1 brs in this city still abound.
