I am with you on this, having scouted this area extensively as a potential buyer. Not nearly enough house for that price.

I wanted to love this place — I love a solidly built 4-square, but this is a bit much. What is that room with the mirrored wall and a stone floor? And every light piece is exactly the same in each room — for this much in an “authentic restoration” I’d need to see restored crystal chandeliers in the dining room and living room and appropriate vintage ceiling lights in every room, as well as full wood carved doors in every room. This is just the shell of a 4-square that’s been reno’d in a very contemporary style. There’s nothing “authentic” about this place.

Well that is just bat shit crazy. 2,600 sf selling for 3.3 million. I unsuccessfully bid on a house on Garfield of comparable size (got 13 offers) and it still only went for around 1.2 (also needed total reno). Now I realize this one and Garfield were probably all cash developer offers, but even still, if the unrenovated versions are going for 2 million less it is NOT, repeat NOT, a good deal.

Good schools, good location, private residents-only neighborhood swim club. I like gray! Still a big jump from the last sale. Might appeal to someone coming in from out of town with a family who is in a hurry and already has a fistful of money.

All nice work, but I can tell you with all seriousness (since this is what I do for living), not worth a penny over 2.2 mil.

The kitchen is tiny for this size house, the pool is WAY more trouble than it is worth, when did “they” start calling an attic a bedroom and I agree, all the white is more than boring.

All in all, whoever picked the asking price is living in a Potomac mini mansion world

Wow. I know that CP can have some expensive homes and this has a lot of space but almost 4 million is a lot of money, especially knowing that the developers paid only 1.4 million for the property. Anyway, the house is not to my taste at all, as I’m not a fan of the Wardman style. I will give credit, though, that even though I’m not a fan of the style, it sure does look new, trim. I like the sweeping porch and it appears to be spacious. I really don’t like the mirrors in the kitchen or the exercise room. Maybe some people like to preen while doing either kitchen work or workout but I’m not into that sort of thing. I think the stairs on the side of the house that lead to the driveway probably lead to the kitchen, which might be useful if you’re wanting to unload the car from grocery shopping or whatever, so that actually doesn’t seem strange to me.

Are you sure this door is pre-hung? There are a lot of side lights and top lights so don’t know if the door would be pre-hung unless it included for all the windows too?

I agree, though, the pricing seems pretty high especially given that history. Probably a builder/flipper who’s looking to get top dollar. But if he doesn’t he’ll evntually drop price down to $3M, which is closer to real and still make a good profit, rather than an outrageous one.
