True, but most in the area know that 14th makes a nice barrier between the good and not-so good parts of R.
Regardless, with values rising, hopefully those on the West side of 14th will *soon* be rid of the nuisance.

This is an adorable street, relatively quiet for the vibrant location, so convenient to downtown near Frankllin Square, Whole Foods, 14th, U, Dupont, the metro…seriously walkable area. A small house footprint though, and parking can be problematic.
There is a public housing complex nearby on S and some sketchy stuff out of the row of apartments on R between 14th and 15th, and the in-boundary schools are not great.
It could FABulous for the right buyer.

Even if the basement is a studio (which it looks like from these photos) you could get much, much more than 1400/mo for it. Probably closer to 2K.

When I lived in NoVA some of my neighbors had bars on their windows (and I wished the house I was renting did too). I think it’s just a personal preference.

That seems like a steal to me, even though it’s a bit awkward, and has cheap looking fixtures, appliances, and cabinets.

It’s priced low and definitely a good deal. Even if the lot is tiny and the space is not that large. You basically have a 1200 sq/ft owners unit and a apartment that you can easily rent for $1400+/month. So as long as the main house fits your space requirements you’d be good.
