Yeah that’s $2k per bedroom…. for $2,000 you can a (very nice) 1br apartment…
Also a 3rd bathroom in a 2bedroom place is totally pointless.
First of all, you can’t rent a “very nice” 1 bedroom for $2k. You can get a small updated 1 bedroom in an old building. A very nice 1 bedroom in a Class A luxury apartment building will cost at least $2,500.
Second, you need a third bathroom because it a three story house. Would you want to walk up two flights of steps every time you had to take a piss? I didn’t think so.
Lastly, the rent is clearly above the market rate for Columbia Heights. They might get lucky in Logan or Dupont, but you’d have to be a moron to not figure out the mortgage on the same rowhouse is probably around $2,400 a month.
You can get easily get nice 1 bedrooms for $2k if you shop around, I have a 1 bedroom in Kenyon Square including parking for $1920 with hardwood floors, granite, etc.
The ad doesn’t state that it is, but is it possible that this could this be a furnished rental? The price would still be a little high, imo, but I could see that as a realistic starting point for a negotiation if it were.
If it’s unfurnished, though, it’s just way over the top.
This has a lot of stuff, but it’s a ridiculous price. Sacrificing a bathroom, you can get a two bedroom in a luxury building like Highland Park for a lot cheaper. Also there’s no square footage, which might explain the price, but again, you can get a smaller but still very nice place with comparable amenities for much cheaper. Parking is overpriced as well, most places around Columbia Heights are $120/mo.
I’m a landlord in this general neck of the woods, and I’m actually glad to see the incredulity in these posts. As much as I would like it to be so that this is a market rent, it ain’t.
