    holycow. If someone rents this in edgewood for this price then I am definitely under pricing my two bedroom, 870 sq foot condo four blocks from CH Metro waaaay to low at 2k/month. That giant “blank” space on the map to the left of the metro tracks is a massive public housing complex, probably 300 plus units.

    • Those projects are some of the most notorious in the District. They back up to the MBT trail, which is where the perps in the muggings come from, I suspect.

        Haha, we call the Metropolitan Branch Trail the “Perp Walk” because of how dangerous it is!

    • I agree it’s over-priced for Edgewood. I live across from that housing complex and have had no problems. I’ve heard about a lot more assaults in the CH area than in Edgewood. This neighborhood is great. I love Chocolate City and the MBT!

    I can’t imagine someone paying that much for that little in that neighborhood.

    I have to go to that neighborhood pretty regularly and don’t mind it during the day. But I wouldn’t like to live there or walk around at night, and I wish I had never looked at the Homicide Watch DC map of the area. It is convenient to the G8 bus though.

    For $1500 it’s a maybe. For $1975 no way.

    I hadn’t even thought of the section 8 angle but that would make a lot of sense. If they take vouchers then this would could get rented at this price.

  • I love posts like this where I can track down more info online! It appears to be unit B4, which according to Redfin sold in 2007 for 316K. Given that a 1BR in the building sold last year for $137K, I doubt the 2BR is still worth $316K, but I imagine the owner is trying to cover their mortgage and other expenses.

  • Seriously? Two months ago, there was a stabbing, a shooting, and another stabbing on three consecutive nights near that stretch of 4th St NE.

    Pretty ballsy on their part considering entire rowhouses go for under $2,000 in Eckington – just down the street.
