I am surprised there isn’t an offer(s) on this already.

I love it. It has a very pleasant, suburban style to it.

  • HouseHistoryMan

Curious to see heart of pine floors advertised that are 100+ years old, when the house was built until 1915. I guess they mean the age of the tree itself…

  • househistoryman

It was designed by architect George P. Hales

Househistoryman. Can you tell me anything about 1412 Ingraham St NW? Who built it? Architect? etc?

    • maria

      Hi househistoryman.
where can I find more info about the architect George P. Hales?
      Thanks

LOVE this house! love. love. love.

  • talula

Absolutely love this house, it’s so charming! Love the big front porch and the balcony off the master. Beautiful fixers, tons of space, really nice kitchen and baths. Love it.

two downsides for me – the first is the lack of a bathroom on the top floor. i’m sure it was going to be a pain to put one in, but one bathroom for five bedrooms?

the other downside is just me being a baby, but that basement looks like it would be bug city. obviously there are ways around that, but i am such a scaredy cat when it comes to bugs, i don’t think i’d ever go down there.

There are 3.5 bathrooms in this house. A full bathroom in the basement, a powder room on the main level, then two full baths (including a master) on the second level.

    • Rich

The top floor is basically an attic and destined for storage or perhaps a home office in one of the rooms.

The house is attractive, with a well proportioned design and a nicely done (not overdone) renovation.

    this is lovely.

I dunno about the kitchen. I see a lot of wear on the island in the picture, plus I don’t see any sort of vent for the stove. Still, a pretty neat house.

  • Annonny

Good deal! It’s huge, beautiful, and pristine. I have never seen a basement in a house of this age that is in such good condition.

If I were to buy this house, I’d convert the top floor to a master suite and make the smaller room a huge bathroom. Hopefully the plumbing for that project would be easy.

  • classic_six

It’s a sweet and charming home. The list price seems low, now how often do I get a chance to say this around these parts. The one thing that I’m not loving is the painted what-looks-like-rough (or texturized)-cement in grey. The photos of the front porch – those cut-outs make me think of stencils.

BEAUTIFUL house! I wonder if they take Visa? : )

  • soozles

Seems like a great deal to me. I would think it would sell in the $800s, but my sense of house prices tends to be pretty poor, I’ve noticed. That’s also a really great part of town.

  • yousoswayze

    love it.

Seems like a great deal! Updated, not overdone, plenty of space, cute place. Love it.

Looks like a good price. Probably need to replace a bunch of windows sooner than later, but that’s not a deal breaker. Now, if only the public elementary school serving that neighborhood were competitive :-(

  • it's MINE!

I’m glad people like it. So did my wife and I so we went out on a limb and made an offer — we got it! We hope to move in on 5-25. It really is a spectacular house. We spent hours walking through it checking out the renovation. Pretty well done.

Now we just need to rent our house around the corner on Hamilton Street….

      Congratulations!

Just be careful with the heart of pine floors.

I have them too, and had them recoated (they were borderline not thick enough to be refinished) before moving in. In hindsight, I wish I had put down area rugs, etc. ASAP. Those floors get scratched and dented REALLY easily.

      • all mine...

very helpful advice. the main floors are new laminate flooring, so i think investing in area rugs is a smart idea. expensive, but wise…
