Georgetown rentals are becoming more attractive relative to the rest of the city. Anyone else notice this?

I’m seeing english basement listings in Mt Vernon for $1800, and 1 bedrooms for $2500. $3200 for a 2 bedroom in Georgetown doesn’t seem that bad to me.
