  • I’d say the only downside is the HUGE amount of drunks that stagger down this road on Friday and Saturday night. For the alley-side bedroom might not be a problem, but unless you never sleep before 3 am on Friday and Saturday that front bedroom might not be too appealing.

    • I live across the street from this house and regularly sleep through Fri. and Sat. nights. I think that the metro has become so unreliable, especially late at night, that drunks from 18th St. are just catching cabs right outside the bars and not walking down Calvert to the metro.

      • Agreed – I used to live a few doors down from this place on Calvert and our biggest noise problem was our downstairs neighbors, not street noise.

        I actually am casually looking and was excited to see this on the market. I’ll be really curious to see how much it goes for. I am not surprised if the many offers anonymous reports is correct. This is a great block in a great area.

  • I’m not sure I understand why this is condo and not a house. Is there another unit in there somewhere? It seems like this condo is the whole house minus maybe the basement.

    • I thought the same thing. Very odd that at some point someone would sell the basement as a separate unit but keep the rest of the house. Or maybe it was 3 units, basement and 2 units upstairs and someone bought the 2 upstairs units and put them together.

      Either way, nice place.

  • Good deal. Big enough for kids, park across the street, Oyster/Deal/Wilson for schools. I’d take it if we were in the market at the moment.

  • I believe there was an offer already accepted yesterday and it will end up going for much more than the $710,000 list price. There were 13 offers that went to the Seller.

  • The price definitely seems reasonable. However, I question the low condo fee. It would seem that to adequately account for shared property repairs (both major and minor) and maintenance, $160 is insufficient.

    I wonder if at one point, the basement was being rented out to a tenant and the tenant proposed buying out that section. Just seems like a weird way to carve up the property.

  • In the photos of the 4th bedroom/study (#13-14), is the “crack” in the brick wall cause for alarm? Should that be re-pointed or does it just give the wall character? (Full disclosure: I’m exposing a brick wall and I’m faced with a similar situation.)

    The caption of the photo of the master BR (#16) states that there is access to the roof deck. I don’t see it. Do you have to climb out the window to reach the outside stairs in photo 27? That’s a bummer.

  • Good deal. I could see this being pushed north of $750,000.

    If I was still in the market, I probably would have made an offer too.

  • nice place but I wouldn’t want to buy a 2-unit condo. It means you need to negotiate with a stranger when you have to replace the roof or something. In a bigger building, there’s at least enough people to water down the occasional crazy. In a 2-unit condo, it’s just you and the [potential] crazy.

  • There are 3 units: 1) garden unit, 2) the remainer of the main floor, and 3) this one.
