I wanted to post this one yesterday but decided to wait a day for the house porn post – and it already went under contract. The 3 bed/3 bath was going for $685,000. Was that a good deal or do you think it got bid higher?

  • Judging by the photos only, I’m not in live with the kitchen. For that price & in that location, though, $685,000 is a very good deal.

  • What’s a Det Gar? Sounds Dutch.

  • That house has been listed and re-listed several times over the last six months. I think the starting price was a good deal higher, although it’s not showing up on Redfin anymore. I think it’s small and not anything special, but that’s what $685k gets you in that area, I guess.

  • Is this the Spring Valley area near AU? If so, don’t the people living in that area have an unusually high rate of cancer due to highly toxic WWI munitions that were buried in the ground in days of yore?

  • Tiny rooms, esp. the bedrooms, but also the LR (looks rather narrow). The kitchen suggests a renovation that was done ~20 years ago.

  • It’s an area of town I visit occasionally when I make the pilgrimage to the ‘rents. It’s nice and quiet if that’s your thing – almost feels like the city is a million miles away.

  • But why would you buy an entire house, with a lawn, and a porch, and a fireplace, when you can spend $44,000 more (plus condo fees) for a 2-bedroom condo at 11th ant T??

    • Itsn’t there a real estate aphorism …. “location, location, location”. Not saying that condo is a good deal, since I bought my 2 bed at 9th and N last year for less than half the price.

    • Schools, schools, schools. You’re guaranteed a spot at one of the better elementary schools in this house. At 11th and T, you’re fighting with everyone else for OOB spots in the decent elementaries, taking your chances with an “up-and-coming” school that may never get there, or fighting hundreds of others for one of a handful of PS/PK spots in the decent charter schools in the area. At some point, it’s easy to say “screw it” to downtown living for someplace that you know will actually educate your kid.

      If you don’t have kids, none of this applies, obviously.

  • I love the GDoN column, but can we get a new name? I think it’s pretty safe to say that there hasn’t been a good deal in this city since 2004. All of this 1 day and 3 days on the market crap shows that buyers don’t get a good deal.

    Shit, bungalows go for 500k in Brookland. This one is in upper NW. Ridiculously good deal.

  • I actually put an offer on this house, but had to pull for personal reasons (and I am heart broken). This is a great house at a great price. You can’t get a stand alone house for anything under 700K of this size and this quality in NW in a zip that has good schools. If you need to think about kids Janney will save you 25K a year per kid, that is why people pay these prices. The house has an amazing yard (its actually two lots), lots of space upstairs and downstairs, great potential. I think it deserves the house porn post.
