  • Phew! I guess ya gotta ask that much since the condo fee is $471. What do you suppose that pays for?

  • Wow, $3k is way too high for a 2BR in that location.

  • Actually for the size/location and two parking spots it is probably about right (like it or not).

    • The fact that it’s been on the market for five months indicates that it’s not worth it. As someone who is currently looking to move to a 2BR in this neighborhood and has been browsing many listings, I’m the person’s target renter, and I think it’s way overpriced based on comparable properties (even with parking). Whether I–and other possible renters–like it or not is actually the measure of whether it’s overpriced and is therefore relevant.

  • Some poor bloke trying to get someone to cover the monthly cost of his overpriced place.

    It has been on the market for 5 months. Considering what condo’s go for and the quickness in which they sell in this area, being on the market for 5 months says a lot about the owner.

    As a rental, not a chance. There are better options out there for $3000 a month.

    As a purchase, I would be leery of a new condo building with no amenities and such an enormous condo fee

  • Three grand for 13th & Euclid. The muggings are free.

  • it does seem high for 2 bedrooms but it is also really big for a 2 bedroom….could be right for the right people

  • 3K for a flat in Crumbling Heights? No way.

  • And 14th and Fairmont, just around the corner, is known to be a rather rough block, no? My friend that lives that way avoids that area on foot at all costs. Perhaps he’s just paranoid though.

  • There are several 2 bed/2 baths going for $3k in my condo building close by…

  • Saw this place a little while back when I was looking to buy. It is bad. Floors are crooked, doors are hung so they don’t open all the way, closets are just bizarre. It’s the sort of place that you walk into and just know immediately that it wasn’t built/renovated right. It definitely wasn’t worth purchasing at the asking prices (well north of 500k). Could you live with all that in a rental? Maybe, but not for 3k a month! Even in DC’s absurd rental market where it seems there’s always someone new to town that just needs a place, I don’t see it.

  • I rent a big 2br/2.5ba on the same block for $2,700 but no parking space. Good location for renting and my place is well worth the money. This listing could be worth it if well-renovated given the parking.
