    On the other hand there is a pop-up on 12th street, a block north of H that blends so well you can’t even tell.

  • Straight from the ’70’s, baby. In a block that has gritty character, this has none. Thumbs down.

  • This is a pretty common problem we have in DC.

    Our old buildings have a certain charm about them, but they were built to serve a small southern town, not a major capital city. The new buildings have the density we need, but little of charm. Unfortuntly, we can’t be Paris and have both.

    Overall, I would say thums up despite the bland apparence. Not every building in the city can be a stunner. If H Street is going to become more than just a nightlife strip it is going to more people working and living around it.

    So far I say thumbs up, I like the horizontal lines. Sadly, I’m pretty sure the final judgement will be thumbs down. They always seem to fug them up at the last minute.

  • When was Washington ever a “small Southern town”? DC looks and feels nothing like the ones I grew up in.

  • Looks very 80’s – early 90’s to me–the dark red brick, the precast, the square windows. Sorta reminds me of the Peoples building across from XM Radio. The overall size and massing is ok although adding some kind of gesture aligning with the existing building parapets might make for an improvement. I wonder about the width of the projecting bay into public space–did this get a variance? What’s up with the curved sides of the bay? Seems like a lot of effort for very little reward in terms of appearance.

  • Pretty terrible. I think this had a stop work order on it for a while… at least the scaffolding is down.

  • There’s a “Get in the Zone! AUTTTTTO ZOOONE!” right across the street with a huge parking lot, how out of place is this building really? Could be worse.

    • Yeah, I think this is about the relative worth of something on that stretch of H, not so much the objective look of the building itself.

      Is it generic looking? Sure. Is it better than most of the rest of the block? I’m pretty sure the answer is yes. It may not be a masterpiece, but at least it’s a properly built and maintained building.

      Anyone know what was there before? Empty lot? Burned out shell?

    I see a lot of this mediocrity in DC these days. Is there a really lousy architecture school churning out graduates around here?

    Building looks ok, too bad it doesn’t fit in with the rest of those houses.

  • 1980 called. they want their architecture back.
