    Damn… I almost bought the shell @ 335 next to this a few years back for $175k. I knew it would be a great investment, even with a $200k reno.

    Geez, $570k for only 2 bedrooms? No den? No parking? Not doing it for me.

  • In my opinion the whole H Street (Atlas District) is going to be connected from east to west. Lots of stuff is coming to the section further east. From the bridge to Benning is “H Street” to me. But I agree this is also very close to NoMa as well.

    Price seems a bit low to me unless its smaller. Fantastic location.

    I went to this open house on Sunday. It’s a pretty nice house actually. 2 full baths upstairs, and the bedrooms are a reasonable size, although w/ small closets. It also had a nice patio out back.

    To me though, it didn’t feel at all like 1500 sf, which the tax records claim. Maybe it is, and although it didn’t feel cramped, it didn’t feel that spacious either. No basement, so they had to squeeze one of those combination washer/dryers in the space under the stairs. Also no parking, which I would prefer in this area, because I think street parking will get tighter as more development comes in.

    Based on what I’ve seen in the last year, this price is not terribly out of line for a renovated house, even on “this” side of H Street, especially since they’ve broken ground on the Giant development right there. Another house on the same block (flipped, it appears) was listed at $599k and went under contract almost immediately, so I didn’t get to see it.     $569k might be a bit high to allow for negotiation, but I wouldn’t be surprised if it goes in the 540s or 550s.

  • I’d agree with @SV, especially as there is so.little.inventory. And isn’t this supposed to be the “slow” season in real estate?

    I think you’d be better off taking that $569K and using it as your 20% down on a place in Georgetown.
