  • seems on point. that block might be a little gritty for some but I’m a big fan of the location.

    • to clarify: price seems on point but for my money I’d head elsewhere myself. but I think someone will pay this.

  • Almost 1,500 a month to share an apt at 8th/S? Maybe in 5 or 6 years at current gentrification and rent increase speeds but no, no way.

    I am also shocked that the owner would pay almost 500K for that place, in that location. Whomever the developer was really suceeded in getting some serious “future pricing” in that sale.

    That block is more than gritty. Yeah, yeah…”things” are coming and you are right. But that doesn’t matter a tinkers damn to a renter. No way I’d pay that to live there. If I had a friend looking to rent a place with and blow that much money, I’d rent right above the CH metro in a new building with amenities etc.

  • This seems way overpriced to me, but I realize that I always think that and I am never right when it comes to DC.

  • I actually think they’re only a few hundred off. Figure 1200-1250 for each BR + 200 for the parking space, so 2600-2700.

    Anyway, looks like a nice place.

  • I live on that block — honestly, it’s not bad at all. No worse than anything else you find in other “up and coming” DC neighborhoods, and very convenient. Just be smart and be friendly to the residents, jeez.

    Though, my similarly sized apt is a good $1000 cheaper, so the price might be a stretch….

  • I’ve been in that exact apartment. It’s nice but not worth that much. The second bedroom is very small.

    I live just off H St and don’t feel unsafe–but that street seemed sketch. I would NOT have felt comfortable walking there alone. I also live in a 2 BR 2 1/2 BA house with large living room, dining room, fireplace, office, AND has a parking space and backyard for almost $1000 less than that.

  • This seems too high. The parking space is nice, but I wouldn’t pay more than $1000 per bedroom to live in that neighborhood
