(Was it a) Good Deal or Not? “16′ ceilings & complete renovation” edition

As you know I usually don’t like to do GDoN posts that are already under contract but I always admire this house when I pass it and I’ve always wanted to see the inside. What do you think of the inside? Are you surprised it went under contract in only 4 days? This 2 bed/1 bath was going for $409,900 ($272 monthly condo fee).

  • It says it’s a 2-bedroom, but the pics only show one bedroom. Maybe the second one is extremely small?

  • 11th Street is so nice, but Sherman Ave. is so . . . . ummmm . . . not nice.

    Hopefully the Sherman Ave. street-scape project will make the whole area nicer. I think this little area between the new Tryst and Euclid-ish has huge potential. It’s fun to visit but I’m not sure I’d want to live right there.

    Now that my ramble is over, I think it’s a pretty good deal as the place is nicely done, condo fees aren’t completely insane and it’s in a really quickly growing neighborhood. A parking spot would have completely sweetened the deal.

    Really liking the design on the front door, but damn, DC real estate prices depress me more every day.

  • i’ve always liked the door on that place whenever i pass by it. also on the plus side, you are right by room 11 and bloombars, two of my favorite places in columbia heights.

  • It looks nice, but small. If you insist on being in CH, perhaps the price is right, but just just a few blocks north or east of here, you could have acquired a whole house for this price.

    I’m surprised at how much the CH tag inflates property values. There are parts of Petworth and Parkview that are just as nice, and almost as close to the action, but cost considerably less.

    I like having amenities close by, but they don’t need to within a 2-minute walk. I’d rather save 200,000+ on real estate, and endure my 10-minute walks. But I guess I’m a cheapskate.

    Hey – here’s a bargain. Sure it need “some” work, but at this price, size and location seems too good to be true. Right above a liquor store and round the corner from me – what’s not to love?
