Good Deal or Not? “fully updated light filled” edition

I think the location is fantastic so I’m curious why you guys think it’s been on the market for 154 days. This 1 bed/1 bath is going for $364,000 ($305 monthly condo fee), down from $379,000. What do you think it’ll actually go for?

  • Now that’s a mystery. Superb location, reasonable condo fee, affordable price, and the condo itself looks very nice. I’m guessing it’s very small, but even so, I’m surprised it hasn’t sold. There must be something they’re not telling us.

    That said, I’m surprised it hasn’t sold yet because it seems relatively reasonably priced. You could rent it for 2200-2500 in a heartbeat with the outdoor space.

    Perhaps the best location in the city too.

    Condo fee is really high for such a small place though @ $305 per month.

  • I looked at the place. Really bad layout and SUPER small. Should be priced around 315,000 to 325,000. Plus the building is not very well kept.

  • I looked at this place, as well. Although the place is small, the deck is phenomenal and the light and location are great. The selling point is far and away the deck, and I think the problem issues are that the place is small, the w/d is shared in the basement, and the kitchen is kind of dank/dark and very separate from the living room – there would be no way (layout-wise) to open it up to the living room. And you know Americans are ‘sessed with the open kitchen right now.

    At 538 sq ft it is way over priced. I sold my condo at the Newport in February for 240K around 560 sq ft. The parking space may tack on an extra 30-40K but I think that’s over rated. Mine sold with a rental space available from another owner.

    The front of the building only has two windows together, but the unit shows three. So is the unit for sale facing the back? Does it make a difference?
