The Craigslist ad says:

“NEW light, bright, airy, 1 bedroom 1 bathroom apartment in Eckington/Bloomingdale area. Quiet neighborhood, convenient street parking. Easy walking distance to NY Ave Galludet Metro (redline), Harris Teeter, CVS, Roti, Potbelly’s and One Constitution Square. 2 block walk to Big Bear Café and Bloomingdale Farmer’s Market. Unit includes all new washer/dryer, stove, refrig, and microwave. Includes water, gas, wireless internet and basic cable. Tennant responsible for electric and phone. NO smoking. NO pets. $1375/month. 1yr lease.”

$1375 sound right for this 1 bedroom?

    • Given the darkness outside the windows, I’m guessing it was.

      Also, even the brightest of houses will look dark and gloomy if you use auto expose.

  • I like the Bloomingdale “area” reference – seems a little steep, but will probably rent at that price.

    • This is two blocks from Big Bear. At 1st and R NW, this apartment could go for $1500. Why? People are willing to pay that much.

      I think there’s a very strong bias in favor of established neighborhoods. Mt P and Col Heights are great, but Eckington is a better fit for many people who work on the Hill and socialize in NW as well as NE. Or for DC residents who work in VA. In short, there are many reasons someone would choose Possum Gulch over other areas — and be willing to back that up with dollars.

  • Terrible, another case of ridiculous rent for a dank dark basement. If this was in a more popular neighborhood maybe, but whomever rents this is probably paying 3/4 of the owner’s mortgage for the basement.

  • Can someone please inform me of why it’s 90% impossible to find a place to rent in DC that allows cats? Seriously! What’s one little cat that is declawed and fixed going to do to their wood or tile (even carpet!) floor? Is there any possible way to fix this negative attitude towards pet owners and prove my own personal responsibilty?

    • Yes, keep male cats from spraying. Once that happens, it’s all over so I can’t blame landlords for just banning them all.

      • I should say I’m a cat lover, but one male cat in my past cured me of that experience.

      • If the male cat is fixed he shouldn’t be spraying.

      • For some reason our perfectly litter-trained cat decided to stop using the box for urinating(the vet gave her a clean bill of health and she was just 7) Her urine made all 3 floors of the house stink and it was 2300$ to replace the carpet of the lower level where she did it – no cleaning product could change that.

        • Ditto our perfectly litter-trained (and fixed) cat. There is absolutely no getting rid of the smell. You have to get rid of whatever got peed on.

          I think the problem was neighborhood cats spraying outside our house, which got tracked inside on our shoes and it drove our cat to start marking his territory.

          My eyes are watering just thinking about it.

          • My cat started spaying before I got him fixed, and I had to throw away some bedding, but it had no permanent effect on my apartment. After I cleaned with Nature’s Miracle the smell was gone. It might be a problem in a carpeted apartment though.

        • Well, if someone has an animal that does that, fine. That is why you have deposits and make people pay for damages. I for one would like to be given the benefit of trust and not have my renting options go from 200 to 10 just for having a little 12 pound cat.

          • Right, and besides, the tenant has a personal incentive for making sure their apartment doesn’t smell like cat piss so they’ll either make sure it doesn’t happen or clean it up if it does.

          • So you would be willing to put up (and lose) a ~$2,000 deposit on your 1 bedroom apt specificlly for carpet replacement, to pay for the complete carpet replacement when your cat urninates on it? That smell (as other cat owners above have affirmed) doesn’t go away, you have to replace it.

            I kind of doubt that you would be so willing.

          • I have a dog, not a cat. One of those non-shedding kinds that you don’t believe exist.

          • They do exist! my parents have a schnauzer. Not a blade of hair, anywhere, ever.

          • I’m guessing the cat owners would not be willing to put down a ridiculous deposit, but would get the carpet replaced if their cat peed on it so they don’t have to live with the stench for the remainder of their lease.

          • We have Schnauzers too! A lot of people with fur allergies get them because they don’t shed at all. I believe that’s a common terrier trait.

            There are some bad dogs (sounds like you got most of them) just like there are some bad humans. The landlord should evaluate both on a case-by-case basis.

            The thing is, they won’t get their rent if they don’t allow humans, so they have to take the risk of getting a bad one, but they can ban pets and still get their rent.

          • I have found that cat owners are like smokers.

            They carry around a particular smell/stench that they’ve lived with for so long, they don’t smell it in their own homes or on themselves.

            And I am with Ummm. There ain’t no way someone who didn’t put down a sufficient deposit to replace an entire carpet, would just be a nice person at the end of the lease and kick in the money to replace the carpet.

            Arguments over “I don’t smell anything, no need to replace it”, or ” The cat only peed in 3 spots, no need to replace it”, or “Thats too expensive, there has to be a cheaper carpet out there” would ensue and in the end the tenant would simply move out leaving the landlord with a smelly rug to replace.

            Hence the reason landlords simply avoid all that possible conflict and expense and simply prohibit it in the first place.

          • I’ve ripped up carpet in an old house of mine because of the cat smell…only to find that the floorboards were saturated with the smell as well. That obviously came from years of crazy cat lady neglect, but I still wouldn’t want to clean up after tenant’s cats at the end of every 12-month lease.

            Landlords do vet tenants on a case by case scenario.

            The differnece is a person is a far more quanitfiable risk and landlords they get a more complete history by:

            1. Pulling credit scores
            2. Calling References
            3. Verifying employment

            How exactly does one judge a pet when its the first they’ve seen them.

            The owner saying “Oh, he is a good dog, he doesn’t bark or piss on the floor, I promise”, isn’t gonna do it.

            Landlords have no idea how loud or often a dog barks. They have no idea how rough or damaging they are, they have no idea how well trained they are.

            DC must be in an amazing perfect vortex because according to PoP, no ones pets shed, bark/whine/meow, piss/crap where they aren’t supposed to “EVER” or are remotely damaging.

            The fact that the vast majority of landlords in this town (and elesewhere) disallow pets, proves differently.

            Hey, thats your money maker. Build your own pet friendly apt building in DC. You’ll corner the market and makes tons of money. Until then, ya have to deal with it.

          • The problem is that deposits would otherwise be so prohibitive that people would never go for it. As a landlord, that’s one of your only ways of seeking recourse because once the person’s gone – they’re gone.

    • For that matter, what kind of damage could a dog really do? I agree, it’s ridiculous.

      • Pets make noise, they bark/meow etc. I get annoyed with my neighbors dogs/cats screeching, I certainly wouldn’t want that in my basement.

        Cats: Cat litter reeks. I don’t care if you scoop it 3 times a day, it has a very distinctive odor and smells awful and being in the basement it finds its way into the rest of the house. It is also a smell that is hard to get rid of once you are gone. The smell of cat urine gets absorbed into concrete/drywall and never goes away.

        Dogs: They bark, growl etc. They scratch at closed doors and chew on baseboard and moulding. They also have nails which when the horse/run around scratches wood/tile floors.

        Unless you’ve got hairless dogs/cats they shed, a lot and it finds it way into central air/furnace filters and everything else.

        You may overlook all these things, but it shouldn’t be shocking to you that someone else wouldn’t.

            Do most (if not all) dogs bark?
            Do most (if not all) cats meow/whine?
            Do cats dogs have hair that they shed?
            Do cats and dogs piss and shit where they aren’t supposed to, even occasionally?

            Yes/no answers should suffice

            Sure, and the owner cleans it up. Problem solved!

            You forgot a few of your comments about dogs chewing on molding (how is that even possible?) and scratching the floors (never happened with mine). I’m sure some dogs do cause permanent damage to a place– but they are few and far between. Just like humans.

            and… my dog was a rescue. Even stray dogs can be near-perfect.

            Listen, you have your opinion, and I have mine (as someone who has owned many animals).

            I’ve had dogs completely chew through wooden doors and rip off kitchen cabinet doors in one day while being gone at work.

            Point is, pets smell, they shit/piss, they make noise they create tons of wear and tear and or the elevated risk of wear and tear, and the owner of said property isn’t being unreasonable to not want that risk involved in renting his/her property.

        • That is why you buy the nice expensive crystal litter that you only replace once a month and you only clean once a week. My house does not smell. I can’t stand the smell of nasty cat boxes at all and I wouldn’t have a cat if my house smelled the way some peoples houses do. Gross! I have lived in two brand spankin’ new houses in Texas (one even had carpet, GASP!) and had my full pet deposit returned both times because my cat did not destroy (stink up) anything. I don’t know..I didn’t put the comment up to spark any kind of debate. It’s just sad that a person like me with a fairly low rent budget ability ($1200-1400) has extremely limited options due to a little fuzzball.

    • agreed. I’m having a terrible time finding a place that will allow me to have my cat.

      • in my experience, even when ads say “no cats,” there is room for flexibility depending the the owner (management company v. single home/condo owner). I’ve had some owners tell me to come look at a place even though I have cats. All that to say, maybe check with the ad-poster about flexibility if you are interested in the place. all that said, when i see NO PETS in caps, I usually assume THEY MEAN IT.

    • Im not sure what you’re talking about it seems like everywhere I looked allowed cats…try finding a reasonably priced place with a mid sized dog (read > than 25 pounds)…now that is a difficult task.

      • Obviously you miss where in all craigslist ads landlords say NO PETS in caps. I suppose I could have a cat if I wanted to pay around $2k for a one bedroom, but I just don’t make that kind of money.

        • Yeah, I know people who had to give their pets away or to a shelter because they couldn’t afford the pet-friendly apartments. Sad!

          • Not sad, it’s bs! Seriously, then move somewhere less convenient. Instead, many people decide that if they can’t find an apartment in their price range in their favorite neighborhood they dump the animal. I feel no pain for those people, only their animals that were likely killed at the shetler where their “sad” owners dumped them. They need to grow up.

          • “Less convenient”? The people I know who had to do that live in the MD suburbs, nowhere near public transit or anything most people would consider convenient.

      • Seriously. My dog is just under 70 pounds, and if I was honest about her weight I’d be very limited in my rental options. Luckily, most people really can’t tell a dog’s weight. The limit for a dog in my current building is 45 pounds. Ha ha ha.

    • I totally sympathize – I have 3 prior landlords who could all serve as references to say that my cats did no damage to my apartment while we lived in it, but that doesn’t help me any when entire buildings (and management companies) have blanket “no pet” policies. (I came close to moving to VA last year b/c I had found one building which was well-maintained and didn’t charge extra for cats.) That said, my cats never pee or poop outside the box, but I have a coworker whose cat pees in various places around her apartment and I would not want to be her landlord!

    • It’s a supply/demand thing.

      Allowing pets adds an extra degree of risk for landlords.

      If landlords can get tenants without having to allow pets, why would they want to take that risk?

      One of the things people need to think about when getting pets is that (unless they’re homeowners) it’s going to limit their rental options.

  • Almost $1400 for one person in a basement in Eckington?Seems way too high. I would think $950 – $1100 tops, but I obviously have no grasp on rental realities these days.

    • +1. seems steep for a marginal neighborhood. go ahead and tell me how safe and community-oriented it is, but as a woman there’s no way I’d live there.

  • I don’t know the rental market in that area but it sounded high to me.

    I found a couple of alternatives for anyone looking in this area:

  • The Dude abides…but not there.

    1,400 bucks a month ($1500 with electricity) to live in someones basement there. Easily $150-200 a month high.

  • i’ve been apt hunting like mad and this seems a little high for a basement, in this neighborhood. but what do i know, everything is high everywhere.

  • Seems a bit steep for the neighborhood. Whether Eckington is better or worse than neighborhoods like Columbia Heights and Mt Pleasant (a matter of personal opinion), I am surprised to see rates in Eckington match those in CH or Mt P. I moved less than a year ago and found several comparable (and even better) units in the same price range.

    • I would say they dont really match CH or Mt P. I’d expect to pay far more than 1375 for what appears to be a nicely redone basement in either of those places. I’m not a cheerleader for saying eckington should get top dollar for rentals, but I think, given how much nice basements go for in more desirable areas (1500-1900, easy) I think this is pretty fair.

      • @Eckington: When I moved less than a year ago, I found numerous basement and (very) small one bedroom apartments in CH and MtP in the $1400-1500 range. Now, if you want a bigger one bedroom in a good building, yeah, you’re likely to pay quite a bit more.

        The owner of this unit may wish it did, but Eckington doesn’t yet command CH or MtP prices. This is too high.

        Also, $1900 for a one bedroom basement?! Probably true, but whoever pays that is an idiot.

        • I think it is getting increasingly difficult to rent a place in CH or Mt P for less than 1500 dollars. I believe it is likely that there are more 1bd going for 1900 than for 1400, and if its not the case now, it will be soon.

          It doesnt matter whether people are dumb or not to pay what they pay, there has been a rapid increase in rent across the area. What i used to pay 900 for in 2006 now goes for 1300. That is almost a 50% increase in 5 years… thats incredible.

          • Probably true, but if the price range of 1BRs in CH is roughly $1200-2200, the basements fall toward the bottom end of that scale. Definitely under 1600. Granted I haven’t moved recently but this is what I’ve seen on CL.

          • After spending 2 minutes on Craigslist, I found several basement apartments in both Dupont and Georgetown at or below the bottom of your price range … though I can also sadly confirm that some landlords in Georgetown were asking $1900 or higher for a basement apt.

            Prices may eventually get that high in CH/MtP and later in Eckington, but this landlord is renting now, not two years from now. Comparable units in CH and MtP can easily be found today for the same price this landlord is asking. No deal.

    • Reply was to Eckington. I agree with Mary Kate’s point that even if some people prefer Eckington, I think you should expect to get more for your money there than in MtP/CH.

  • If I ever rented my place out, the tenant would HAVE to have a cat.

  • For what it’s worth, if my girlfriend and I ever decide to rent out part of our house we’d totally allow a casual smoker and/or dog owner (unfortunately we can’t have cats because she’s allergic).

    • you might want to rethink the smoker part. seriously. unless you already are one anyway. most “casual” smokers turn into regular smokers who make your house stink and it stains walls/ceilings. also, it gets into the floors so anyone who (even if they could tolerate the funk) wants kids should/would never move there.

  • Nope, this is not a fair price. For this neighborhood and the fact that utilities aren’t included $1150 would be spot on. Maybe 1250 with utilities. At the current price suggested (1300+)this LL is just being silly.

    • cable and internet are included. not that you need cable, but i think it’s pretty hard to survive without internet.

      • You might be able to pick up a stray signal though. I’ve lived in a utilities-included apartment and didn’t pay for cable– it was so nice not having bills!

  • That’s way too high. You can live in a much safer neighborhood with more transportation access for that price. I’d say $1,100 a month tops.

  • Something is seriously wrong in this town when people charge (and will probably get) this amount of money for a shitty basement in a marginal neighborhood. What has happened in the last few years. It won’t be the typical reasons making me leave this city, it’ll be the cost of living.

  • They’ll get it. Though not with that ad. I’d like to contact the person in order to show them HOW to get it with just a few changes (pro bono, of course).

  • There is a basement unit about 2 or 3 doors away from this one that rents for $1300 a month. So, my guess is they will get this much for this unit as well.
