$1600 sound right for this 1 bedroom?

    Plus they get to have me as a neighbor. 🙂 I don’t know enough about rentals to say if this is a good price, but I can definitely vouch for the awesomeness of the location.

    Shame they don’t allow pets, though. This area is perfect for a dog owner.

  • I’d like to see the kitchen… but yep looks like a great deal to me!

  • Pricey, especially for how small the bedroom appears to be. Also, it’s a basement, which knocks ~$100 off the price. I would pay closer to $1450 or $1500.

  • We pay around 200 more for an apartment down the ,street which isn’t a basement and has 2 bedrooms – one of which is a HUGE master bedroom as well as patio, fireplace etc. I think ours may be under market but I think 1600 is too much for that basement apartment.

    • yes–you are getting an amazing deal! A nice, non-basement, 2br for under $2k in that area is great. I think you should try and assign your lease on PoP if you ever leave, so someone else can take advantage of it.

      As for the other one, not a super good deal (how bad depends in part on whether the heat/AC is electric and thus extra, or gas and included) but someone will take it. That’s a great location.

      • It’s hard to tell from the photo, but it looks like those are electric baseboard heaters. I’ve heard that those are inefficient and thus expensive.

  • I say good deal. I live a few blocks from here. That is an unbelievable location, gorgeous street, close to metro and everything – right on top of EM, easy walk up to H ST NE, I think $1600 is perfect for a 1BR. That will go fast.

  • Seems a bit high for me. Looks like an in-window A/C unit in the living room, that’d get pretty annoying. I pay a couple hundred less only a couple blocks away and have all the same perks plus central air.
