(Was it a) Good Deal or Not? Under Contract in 4 Days edition

I was eager to post this as a regular GDoN but I was shocked to see it is already under contract in only 4 days. I love the location but was surprised that it is only a 2 bedroom. This 2 bed/1.5 bath was listed for $650,000. Do you think it went for that?

  • I bet it went for asking price. 650K is a fair price for the neighborhood. It’s hard to find any rowhome in the area for less than 800ish.

    There was a similar place on Ontario a few weeks back that also went under contract in about a week for around 575K. The Ontario place needed a few potentially costly repairs though, i.e. skylights and cracks in the walls.

    The only real downside to this place is that it’s so close to the police/fire station (or is that a good thing) and the absence of parking.

    I was kind of bummed that it went so quickly. I’m in the market and wanted to check it out. But alas, too slow again.

  • If it was under contract in four days, then I’m guessing it probably went for asking, at the very least.

    As someone who lives in a rowhouse that’s only about 100 square feet bigger and looks to be similarly laid out, let me tell you: 1,180 square feet for a rowhouse is, shall we say, cozy.

    • Matter of opinion. I would say that is an okay size for maybe someone by themselves or newlyweds. If you have a family, it is a little tight.

  • Though it has the fire station around the corner (though that noise filters out on to U, not so much behind that station) and police station right there + the not so nice goings on down the street by Champlain – this is an attractive block. I had friends live around there and always liked that spot.

    No basement or alley access/parking probably kept the price down. 1,180 sq ft isn’t too bad for a 2 bedroom row house.

  • I think this is spot on, which is probably why it sold. Probably a good deal.

  • Just looked at this on redfin a couple of days ago. I wish this was on the market last year when I bought.

  • I’m thinking there was a bidding war and it went for $100k higher.

    • Actually, I take that back now that I see it was listed on Monday and went under contract on Wednesday. Unlikely that multiple people were able to see the property and turn around and make offers on it during weekdays. Someone probably got a good deal by offering the list price, and for whatever reason the seller didn’t wait around for something better.
