The Craigslist ad says:

“Lovely efficiency with hardwood floors and in-unit washer and dryer.

Quiet tree-lined street overlooking Rock Creek Park.

Within walking distance of Adams Morgan entertainment/retail district, National Zoo and 15 minutes from Woodley Park Metro.

All utilities included.”

What premium would you give to having an “in-unit washer and dryer”? Does $1210 sound reasonable for this studio?

  • I actually think this is a pretty good deal considering the w/d is in the unit. I would pay probably $100 more per month for that convenience. I was looking in this area for a studio a couple months ago and studios seemed to go anywhere between $1000-$1300 and the price had very little to do with what you were getting or location. Considering that, I think this is a really good deal that will be gone in a hot minute.

  • Anyone know what the management company is? I’d like to check out their 1 bedrooms!

  • Really? That seems cheap for a studio in Adams Morgan.

I’m not crazy about the parguet floors (ugh), but an in-unit washer/dryer is pretty damn great. This will go in a flash.

    • I think this may be the first-ever PoP comment that calls a rental underpriced!

    • Parquet’s better than carpeting or some horrid tiling in my opinion. Apartments with real hardwood are usually very expensive.

I think this is a fantastic deal and wish I’d know about it 6 years ago.

  • no mention of MtP, which is as close as 18th street (and no hill to climb). shrewd marketing?

and agree that in-unit w/d is badace for an eff.

good location when it warms up for people to take advantage of park. otherwise, not sure how awesome bus service is back there (for ppl without a car)

    • H2 (I think – it’s one of the H buses) runs right by this place and the stop is downhill. It’s a short uphill walk (5 minutes) to 16th for the S buses.

      • Harvard St. is a pretty steep long hill. But pretty.

        • I don’t think it’s that that bad, but then again I go out of my way to run it 3 times a week. I think this building is actually on Adams Mill, which isn’t as bad of a slope.

  • I’m going to guess it’s cheap because it’s at the bottom of a hill and the landlord probably assumes that most people don’t want to walk up the hill every day. On the other hand, the Zoo is right there, and it’s not an issue if you have a car.

  • 15 minutes from Woodley Park Metro:

Surely they can’t mean by walking through the park or up the hill and over through AM – maybe 30 minutes if you walk fast?

With a car, $1000 sounds about right.

    • No, you walk up Adams Mill (big short hill), cut through the park (used to be called Ontario Lakers Park where the soccer field is) and on to Woodley. It’s 15 minutes. From Mt. P it was 20.

      • another alternative is that there is a capitol bike share station right at the intersection. helps speed up getting anywhere (once you can climb hills like lance).

    • no way in hell is it 30 minutes. It takes maybe 7-8 minutes to get to Adams Mill & Calvert, and another 7-8 to get to the metro.

I think it’s a good deal esp. with a W/D. I pay about $130 less for a studio about 2 blocks up, but the kitchen is miniscule and there’s no W/D.

  • This might be nit-picky, but those pictures don’t match up with the floor plan. Just sayin’.

  • Only if it’s separate washer and dryer units, which it looks like it is from the above photo. I lived in an apartment once that had one of those combined washer/dryers and that machine was terrible.

  • In 1986 I lived across the street from this place and I only paid 150 bucks a month. I’d say this is a bad area. besides, there was a riot just north of here in 1991, so the neighborhood is pretty sketchy.

  • I lived in this building last year and I had to move out due a to mice infestion, the building is not well maintained, and the landlord did not use professional pest control. I also had carpet beatles, it was a nightmare.
