Good Deal or Not? “soaring decorative ceilings” edition

What do you think of that tour? I’ve been curious what these look like on the inside. This 2 bed/2 bath is yours for $739,000 (monthly condo fee of $506.88) – sound realistic?

  • Super nice place in a great location. Parking is key here, as is outdoor space. There really isn’t much like this out there right now.

    My problems:

    1. $762/sq-ft – Ouch! If you value the parking spot at $35K and add 100sq-ft for the deck, it is still ~$650/sq-ft. Again ouch.

    2. It’s small. I’ve looked at places with two beds that are under 1000 sq-ft and those were really tight. I can’t imagine squeezing a den in there too.

    3. Condo fee – Really $500 per month. For what? No elevator. No doorman. No gas or electric. Why on earth is this so high????

  • it looks lovely, but these were dupont prices in 2007. now, we smart folks know there are lovely places in other neighborhoods. I think it’s high for the square footage and the condo fee.

    • Definitely– but you’d be surprised by how many people still think Dupont is the hot place to be.

  • I went to see this place the other week when it had its first open house. It is a great location and what I particularly like about this one is that you walk straight into the condo from the street – no common hallway or entranceway.
    While there is plenty of wonderful detail in the old wood trim and the plasterwork, the pocket doors have sadly been removed to allow for a more open kitchen. The bay window in the living/dining room is fantastic as is the use of the full length mirror near the entrance to trick one into thinking the place is larger than it is. The main bedroom is also a very nice space, although the room behind it is currently being used as one giant closet. The second bedroom is fine as are the bathrooms. The biggest disappointment is probably the kitchen – it just didn’t work for me and felt almost like an after-thought. The outdoor space, while limited, is appreciated in a location like that.
    Overall, a nice condo with some great original detail and a fantastic location. Certainly a premium price, and I agree with the first comment regarding the condo fee (what does it pay for?), but I could see this place selling for $699k or something like that.

  • This is a beautiful condo but it’s waaay overpriced. Probably needs to be dropped by 50k at least to get a serious offer.

  • This is exactly the kind of place we would have liked to have bought transitioning out of our small condo (close in location, two small kids) but we only had half the money they are asking. However I’ll take that awesome patio furniture seating if the new owners don’t want it.

  • Who needs a kitchen when you got the Whole Foods takeout bar?

  • Very nice. I’d want some of the furnishings to convey. It’d be a dream to live here as a childless couple. I guess you could comfortably have 2 kids here as well. Seems like a 2 bedroom layout shuffled around to get the den in there — which is huge if you do plan on having 2 kids.

    To me, the dining area seems like an afterthought. I guess you throw in a drop leaf table, and you’re good. It’s kind of OK, because Dupontians eat out a lot. Maybe goes in the mid $600k’s.

  • No idea if it’s a good deal, but it’s pretty beautiful. I love the built ins and those high storage cabinets. Those stone houses along that part of dupont are some of my favorite – I lived in Pittsburgh, which has many stone houses and they always remind me of that. They have a lot of character.

  • No idea how anyone can sleep at night with their ceilings soaring all the time.

  • overpriced? i was thinking “damn, not bad at all for location”… i thought dupont was totally out of my price range but guess not
