  • Sounds like a great deal to me.

    But I still don’t understand how people in dc can afford $1350+ for a studio.

    • I’ve found most people who spend this much on rent can afford it, but can’t afford to save anything when they’re paying so much.

    • I think part of it (I’m guessing) is that food is, in reality, not as expensive as it once was, and the 25% rule is pushed more to 50% of take-home.
      Also, people in studios in the middle of the city are often w/o cars. And if you are close enough, bus costs can be pretty minimal, so that cuts a lot of extra costs out there too — plus you get to walk everywhere.

  • It’s a very nice location, that’s for sure.

  • I’ve lived across the street from this building for many years. Lanier Heights is a wonderful neighborhood. Quiet enough to hear the birds chirp–and the lions roar!–but walking distance to everything in AM, Mt.P, Col Hts, etc. I love it. Excellent bus service to U St./14th corridor via Circulator from the corner of Ontario and Columbia Rds.

  • Live in AdMo on Biltmore St. and I pay $1550 more for a 950 sq. ft. English basement with all of the amenities including cable. Based on that, I’d say this rent is too steep. No more than $1,050.

  • I pay $1050 for a studio one street over with everything but a gym & dishwasher. There are better deals to be had in AdMo, but I’d say this is pretty in line with the market, or maybe just barely above.

  • what is conspicuously absent from the CL post is the size of the apt. my guess is that its tiny.

  • Used to live in this bldg. and the property management company was awful! We actually had water from the neighboring apts bathroom leaking into our bedroom and couldn’t get them to fix it. And then there were roaches…god they were awful. Unless they have a different property management comp. than they had 4 years ago, stay away!

  • I’m new to DC, moved here after Thanksgiving, and am living in Petworth, just off of Sherman Circle. A completely unrelated questions: I’m paying $850/mo for a 450-500 sq/ft english basement apt. Rent includes all utilities and internet. Am I paying a fair price? I can’t figure out the DC rental market. Thanks PoP community. I love the site!

  • Depends on what the square footage is. I never trust rental listings that describe the size of an apartment as “large.” Given the size of that sofa and the way the furniture is smooshed together in that arrangement, I’m questioning the size claims. $1350 a month sounds a little steep. I pay under 1200 for a 550 sq ft apt in Woodley (utilities and gym included) with a great old world feel and lovely design details. I know WP isn’t everyone’s cup of tea, but the rent is pretty fair.

  • I lived in this building a few years back. It was overrun with rats and roaches. I had a rat fall out of my A/C unit in the middle of the night right next to my bed. If the trash chute got clogged up, you would open the door and the rats would be right there. You could here them scratching and fighting in the walls at all hours. Stay away, it’s nasty.

  • Horrible, faceless McManagement co. runs this building and the adjacent Harvard Village apts. Avoid.
