The Craigslist ad says:

“Mid-Sized studio in classic Victorian Era apartment building near Lincoln Park and Eastern Market.

Wood floors, high ceilings, large windows. Historic building with lots of modern amenities: new kitchen and new central a/c and heat, cable and wi-fi options, onsite laundry room, resident manager. The building also has a roof deck with one of the best views on Capitol Hill.

Great location: 1/2 block south of Lincoln Park, 10 minute walk to Eastern Market.

Sorry, no short term rentals, no furnished apartments, no pets (cats ok).”

Does $1195 sound reasonable for a studio here?

  • No photos at all of the actual apartment?

  • It seems a little over priced for the neighborhood–unless the apartment is pretty big (no pictures, wtf). I live on the other side of the park and pay just a little bit more for a 1 bedroom bedroom with washer-dryer in unit and pet friendly.

  • Used to live behind this place on 11th. Never been inside but the place looks like an absolute shithole from the outside when you are up close.

  • Hard to say without knowing the condition of this unit, but generally this is a good price for a Lincoln Park area studio. I live in a building on 9th and E Capitol with a bunch of studios, and most go for around $1300/month, depending on condition and view.

  • This place is great. I lived there for 2 years and loved it. The only reason I moved out is because I moved to Cali for school. It has great character, fun and young tenants, and an incredible view of Capitol Hill from the roof.

  • Where do you live…cause that is exactly what I have been looking for…but haven’t been able to find…
