This 2 bed/1 bath is going for $409,000 ($226.98 monthly fee) sound reasonable?

  • I looked at an upstairs identical unit a few months back. The units aren’t bad, but the kitchen I saw was not good, and the floor construction is wood, not concrete, so you will most definitely hear your neighbors trouncing around above you.

  • Do we know what floor this is on?

  • Generally, were I in the market for a 2BR condo, this place would have what I want, and I don’t find that price and fee offensive. It’s renovated, has covered parking, and a relatively smart layout with plenty of built-in storage. That’s a nice block, too — side-street, but close to Mt. P main street, easy walk to DCUSA/CH Metro, and really quite close to Rock Creek park.

    My bet is that it goes pretty close to asking. They may lower to 389 or 399 to drive offers, but it won’t be a huge discount.

  • This place looks fantastic. I am thinking it is on the first floor, but this is the kind of 2 bedroom I would want if I was in the market.

  • Good deal – especially with the garage parking included. Low condo fee too. They’ve already dropped the price once, and with the holidays approaching I bet the seller is motivated. It does look a little dark, possibly because it’s on the ground floor. Or maybe it’s just bad photography.

  • Isn’t 928 sq ft on the small side for a 2BR? And it’s def on the first floor b/c there are bars on the windows. I love the location and built-in shelves in the living room, but I wouldn’t spend that much for it – someone probably will though.

  • This price is fair, but they’re going to have to pull it under $399,999. I can’t remember exactly what happens at the $400k mark, but I think there is a fee or tax that jumps way up at closing, making this seller’s extra $9k not worth the closing costs. I remember my realtor telling me that you rarely see housing priced between $399,999 and low 400’s for this reason.

  • Good deal and appropriately priced. Great location, too. I don’t think it will go for much less, given the other recent sales in the building.

  • Actually, sport, they were built in 1964. why the need to antagonize with information that you make up?
