Good Deal or Not? “boutique bldg” edition

Well, I have to be honest, I was a bit disappointed by the virtual tour. I’m thinking it’s probably way more impressive in person. I know I was digging the outside when I walked past it. What’d you guys think? Does $549,000 ($375 monthly fee) sound reasonable for this 2 bed/2 bath?

  • That is a very small square footage for a 2br/ba. Also, is $599/square foot a good price for that area? I doubt it.

  • I rented this unit for about six months before being driven out by a terrible roommate situation.

    The living room is small and poorly laid out. It’s also pretty dark because of just the one window that looks out into an alley and stairwell to the efficiency unit below.

    The upstairs is nice. I had the bedroom up there and had no complaints. It faces west, so doesn’t get crazy bright in the morning and sits back far enough that there’s not a lot of 16th street traffic noise.

    The downstairs bedroom has the back door to the deck, so it can be a little awkward it someone uses it as a regular bedroom.

    If the higher price is for the parking space, it’s not worth it. They crammed six spots into enough room for four at best, and my car was constantly getting dinged up going in and out of that spot. If I bought the place, I’d get a zone sticker and rent the spot out.

  • I looked at this place. Renovated is an overstatement, I would go with touched up to sell. For example the rotting deck needed to be torn down and rebuilt, instead they replaced the surface wood.

  • NOT worth it. Tiny place overall, small bedrooms and porch, and it is on the first floor which means noise and ugly window bars.

  • Nice little neighborhood there and I love the deck and the half bath. Has all of the bells and whistles except it’s on a low floor and on the small side. Price seems a little high but not totally crazy compared to other things on the market.
