The Craigslist ad says:

“A renovated basement studio for rent in the middle of it all w/parking! 468 square feet. Available now. A 6 minute walk (2.5 blocks) from Shaw Metro (Green Line). Walking to U St. corridor. New paint, new stove, ceramic tile floors, microwave, full size refrigerator, washer/dryer, central air/heat. $900 a month, with parking, plus utilities. Water and hot water is included. All other utilities (AC, heat, electricity, phone, internet) is the tenant’s responsibility. While the unit is on Florida Ave, entrance is from the rear.

1 year lease. 1 month security deposit, No pets.”

Does $900 sound reasonable for this studio?

  • Ha ha ha. New stove. New bottom of the line stove is more like it. Laminate no-space counter top. Microwave you can bash your head into every day. I’ll never understand why people won’t clean their floors before posting pics. Doesn’t look worth it to me.

  • Not sure the location, but question a landlord only able to show it from 5:30 – 6:00 p.m. Mon-Fri. Sure, that “window” would be ideal for many – but many of us work can’t be anywhere before 6.

    • That does seem odd if they can only show it between 5:30 and 6. Though after reading it a couple times I realized it might just be poorly written: they might mean starting between 5:30 and 6, i.e. they get out of work around 5-5:30 and thus can show it at 5:30-6.

      Even still, points off for poor writing skills. 😀

  • I think this is a nod to the “Any single person housing for under $1000?” post a while back.

    Considering you could pay $800 and still be in a group house in this neighborhood, I’d say this is a fair deal.

    I’d talk the landlord into putting in a kitchen island — one of those that you can put counter height bar stools on the other side to double as a breakfast nook. He can get one at Ikea for cheap enough, just act like you can’t commit unless he puts in a reasonable amount of counter space. “I like this place, but I love to cook…”

    Kind of boneheaded to have no counter space anyway — only a single guy would rent this as is.

  • as an owner of a basement studio in a nearby but not quite as desirable location, i can say for sure that will rent in 1 day at 900. they will have 20-30 applicants
