Good Deal or Not? “spacious terrace” edition

This condo is located at 1464 Harvard St, NW:

What do you think of the condo itself? Does $489,555 ($302 condo fee) sound reasonable for this 2 bed/2bath? Right next door a relatively new building’s 1 bed/1 bath penthouse has gone under contract for $399,000.

  • Absotittly tootily not… Second bedroom is a closet and the master tiny.. not even room for kitchen table… I think i would pass… Good luck to that seller…

  • It seems a little high, though maybe not ridiculous for the location. I’m thinking it’ll go for about 450-ish.

  • I think it’s ambitious to list it for $30K more than they paid at the peak of the market in 2006. This is a first floor unit w/o parking. $450-460K is more realistic.

  • Is that condo fee high? What is the average condo fee for a small building like this? seems like it should be lower, no?

  • Depends on what thr fee actually pays for. The more amebities you have (pool, person on duty in lobby, etc) the more you pay. Also is based on unit square footage. You can always get a list of what the dues pay for but when you think about it – cleaning, trash, snow removal, landscaping, savings, paying the management company, pest control, etc etc) it adds up.

  • A little high…the condo fee is not out of line for this area although I don’t imagine you get any amenities with it. Wish it had a dining room – where is baby supposed to eat?
