I’m often intrigued by these 3 story row houses. What do you think of the inside of this one? Think it’ll go for $729,999?

  • well priced in my opinion.. shouldnt have any trouble selling.

    Theres no parking, else would have been perfect.

  • This is bigger than the house I bought in Columbia Heights in 2007, better neighborhood, similar amenities, and a lower price. Depressing. 🙁

    • I just realized the lot size is only 1/3 the size of my place. So now I feel better. And the pricing doesn’t seem so great anymore. 🙂

  • Considering we’re used to seeing these houses split into 2 or 3 condos, and sold for this price, I’d say it should sell quickly.

    Love those built-in bookshelves.

  • Lot size of under 1000 Square Feet is TINY! So I think it’s probably fairly priced – not such an amazing deal.

  • Great neighborhood. I’d call it a “slightly upscale home depot renovation,” not the worst ever, but it might as well be in Springfield and the materials all look cheap. Good bet the work is also mediocre.

    That said, it’s well priced for that area, and seems a lot of people prefer a newly renovated house with no charm to one that needs some TLC, so I bet it goes fast.

    Personally I’d take that same money and buy something AWESOME in cohi though.

  • The price makes is seem like a steal. I didn’t see a backyard..did I miss that? Also, kinda boring interior…except for the built-ins.

  • It will sell at this price for sure. Location plus renovated 3/4 bed abnd 3.5 baths is a good deal…Even if it does have standard upgrades.

  • I hope it sells for that. It is bigger than my CoHi house, and I keep hoping my house is worth that much. No parking, almost no yard, not clear if it has a basement, so that lowers the price. At least I have a yard, a garage, and a basement. But, I also have pot smoking teens in my alley…

    • In columbia heights, that’s a good thing. As long as they live nearby, they’re probably no threat, having them around is a lot better than a quiet, dark empty alley. Think of them as a stoned neighborhood watch.

      Kind of like stray cats, yeah they are kind of annoying but they keep worse vermin away.

  • Similar house next door (1304 W St), with some newer and nicer finishes, just sold for $742K. I’d say 1306 sells for about $700K.

  • I think this one goes for more than ask. Money is cheap right now. This has space and is a good location and is move-in ready, regardless of what you think of the finishes.
