“I think this will go quickly at this price. They’ve been working hard to renovate it for the last 3 or 4 months and I think they did a pretty solid job.”

What do you guys think – $299,000 sound reasonable?

  • What the heck is Colonial about this house? The second bathroom in the basement?

  • Who died there? And is the body still entombed in the foundation?

    Definitely priced to move.

  • Well,

    There are a handful of comps avail in the ~4 sq/bk area in the past 6 months, and the most expensive house I can find is 312K and it was fully renovated.

    Then again most of the comps have sold in the ~110-200K range so I dunno.

    The biggest problem is location. Right in the heart of the dad’. Not exactly family friendly.

  • I’ll sum up the rest of the comments to come:

    1. Trinidad is a crime-ridden hellhole.

    2. No, it isn’t. It’s safer than Potomac.

    Repeat ad nauseam.

  • This is not at all a “good” price. Too expensive by at least 50k. Crime ridden part of the “Dad” with numerouse shootings having taken place near this address over the past
    couple of years. There are better deals nearby.

  • I’d say this might be a “steal” in a neighborhood that is turning around very quickly. And anyone who calls this area the dad has no clue about anything in the nieghborhood.

  • That certainly is not a “colonial”! It’s a Wardman-style Rowhouse. Colonials are usually dark brick, are either single-family or duplex homes and there certainly won’t be a trolly service to that neighborhood for many years. I wouldn’t trust a realtor who was listing a house with such a misleading bit of information.

  • This renovation looks nice! It’s getting hard to find this much space in DC for $299K, the price reflects the neighborhood. Would be good for someone who is already sure they are not afraid to live in Trinidad and plan to hold. Proximity to H Street a big plus, sushi delivery notwithstanding I wish Petworth had so many fun places.
    Just a hop skip and a jump to the coming Wal-Mart…

  • I’m not sure about that part of the neighborhood, it’s getting pretty close to Bladensburg rd. I think for that price you could buy on the other side of Florida Ave. I know that there are bigger houses for sale in a better parts of Trinidad for $265,000ish…but it’s still Trinidad..

  • It’s priced about right for something that’s been updated in that part of town– maybe $10-$20K more than it should be, but it really depends on the quality of the work and the neighbors.

    Whoever buys it will need to sink $2000+ into burglar bars before they move in.
