It’s funny I usually consider a rowhouse 3 levels when the 3 levels are above ground. Anyway, what do you think of the renovation? Does $499,000 sound reasonable for this 3 bed/2.5 bath?

In other potential Shaw GDoN news there’s a pretty sweet shell (no photos) going for $399,000 at 1513 8th St, NW.

  • Eh on the New Jersey house.

    The Shaw shell price is absurd. It’s no wonder so many buildings in DC fall into disrepair.

  • A couple blocks away is a (I think) former GDON at 67 N NW that is much bigger and looks nicer for 50k more. Will be interesting to see if the cookie cutter-ish-ness of this one has more appeal than that one which looked pretty modern in design. But yeah, 499k seems like a pretty good deal; New Jersey has some great housing stock. (WOuld be nice to see backyard/parking??)The market is so slow depite these insane interest rates I bet it’ll sit a while but will go for around that.

  • Seems a bit odd to me (visually, at least) that the laundry is in the kitchen but otherwise, looks nice!

  • this place is tiny – that’s why the kitchen is in the laundry. With that said, it’s probably priced fairly.

  • They will get their asking price but I Still think it’s on the high side. I would say it is worth 400K.

  • If the small houses a block over on the 1600 block of 5th are going for 375K and up, then this house will have no problem getting the asking price or close to it. Hell, I hope it does, that will let me know I could get 399k for mine.

  • Hurrah! My hood! It is a bit tiny, but the price sounds about right … bias aside. Over the past 6 years, the houses on this street have really come up and crime has started to creep down. My only complaint, lots of renters in the hood, but they’re all pretty good people. Makes for a nice neighborhood. I was always curious why POP hasn’t posted my one neighbor’s place yet …
    It has a new addition, parking, and a licenced basement apartment. Full disclosure, the owner is a neighbor, friend, and my contractor. He does fantastic work and the house is beautiful. Plus there’s a pear tree out front!!

    • Nice place! I like it a lot better than 1632.
      Is it worth 230k more? Hard to say without seeing in, but I gotta think that that the average person would rather have all three floors for 500k – rather than 2 floors and a deal with a rental for 730k.

  • Exactly. Amateur hour comment. What’s scary is that people like this do end up buying houses.

  • Hate the exposed W/D right next to the fridge. At least they could have gone under the counter if they wanted to keep them in the kitchen.

    All that beige carpeting makes it look like a generic-don’t-offend-anyone apartment.
