The Craigslist ad says:

“This beautiful efficiency apartment features:

– Parquet floors
– Enormous walk-in closet
– Dining/ office area off of kitchen
– Ceiling fan
– FREE utilities (gas, water, & electric)

I’ve been curious about apartments in this building. Does $1295 sound reasonable for this 525 Sq Ft Efficiency?

  • I actually live in this building, but pay a little less for a smaller studio. The management is very responsive, the building is well-maintained, and the rent hasn’t increased much over the past 2 years. Plus, there’s a Harris Teeter around the corner. There’s some value in those free samples.

  • Yes, it’s a very nice area! I used to share a 2-bedroom up at 2633 16th Street, and was paying about the same amount.

  • i used to live there for 2 years. and a friend moved in there after i left. she said it was so noisy it was like living in a dorm. the walls and ceilings are very thin.

  • The City Council should officially change the name of the park back to Meridian Hill and drop the reference to Malcolm X. The neighborhood and times have both changed.

    • saf

The name was never officially changed. Park Service calls it Meridian Hill. The neighborhood calls it Malcolm X.

      • Wrong, some people call it Malcolm X Park, but having lived in the neighborhood throughout the 90s, I’d have to say that most people around there still call it Meridian Hill. Or “the park.”

    • Whats wrong with Malcolm X park?

  • $1295 a month for a 525 sq. ft studio that markets, as a lead feature, the existence of a ceiling fan??? Wow. I’ve been out of the rental game a long time if that’s even close to a good deal. Happily so, I guess.

  • Seems like a low price for a good location. The downside is that while you are pretty close to downtown, you are in the middle of a bunch of metro stations and it is a fairly long walk to all of them.

    • While it’s certainly possible to live in this location without a car, I do agree that it’s best to have one. The walk to Columbia Heights is a bit of a trek through some sketchy areas, and the U Street Metro involves going up and down a steep incline. Plenty of street parking, though.

  • This is a very good value at a great location. Meridian Hill park has undergone many improvements and is just beautiful. Previous commenters seem to have overlooked that multitude of Metrobuses on 16th St (S2, S4, etc). I almost bought a condo in the building two buildings north.
