The flier says:

“Completely renovated 3BR/2BA penthouse condo in heart of Logan Cir. HD/WD flrs, skylights, vaulted ceilings, ample storage throughout. Kit incl corian counters, SS appliances, & private covered porch. LR inc. FP w/ screen & mantel. Sep. deck w/ french doors off DR. Upstairs cupola w/ 360 degree views of city. Secure pkg behind rowhome.”

You can find more info and photos here.

I think the angles on some of the rooms are pretty wild. I’m also a sucker for skylights. Do you think this 3 bed/2 bath will go for $749,000 ($550 monthly fee)?

For those more on a budget there is a 1 bed/1bath next door going for $315,000 with a $230.28 monthly fee.

I wouldn’t pay that much for a condo myself, but it looks large and beautiful and is located in one of the more expensive parts of the city, so I’d say this is a good deal.

The 1 bedroom’s not bad either (though the staging is terrible!). I know people who paid that much for similar condos out in the suburbs.

  • it’s logan circle, for goodness sake. it’s gonna sell for plenty.

  • Why isn’t this in the $1 million range? It must be small or have somehting wrong.

    • Unless I’m mistaken – I didn’t see any sign of an elevator in the building. So effectively it’s a three story walk up, taking a lot of wealthy over 50’s out of the market. Also, is central air in the building? It’s a beautiful place with some practical minuses for high end buyers.

      • To Kev. Heatpump. Which means heating and cooling. Which means a high electric bill all the time, except perhaps offset by the fact that heat rises and the other units in the house will help heat the top floor. Not good however for cooling. It’ll cost a lot to cool this place.

    • I’d say that this is not more because of the truly compromised living conditions of the top floor.
One can get very tired of not being able to walk to and fro without considering whether or not you are going to bang your head against the wall ceiling.
It could be fun for the right person, but resale/investment … one must recognize this unalterable limitation.
And the condo fee and the taxes. Yikes.

  • I’d love to live in Logan Circle – seems like a good price for so much space. Though as others have noted it is a bit of hike to get up the steps… anything more accessible would likely be far more expensive…

  • Even though it says three stories, it looks like the cupola counts for one, and the bedrooms with the low ceilings count as another. Other than that and the high condo fee, I’m hard-pressed to find a reason why it would be discounted below 750k. It’s a beautiful place, with great space, in a great location, and it comes with parking. I’d say it’s priced about right and will move quickly.

  • 3 BR condo, that’s hard to find. Of course if you have a baby and there’s no elevator those stairs are going to suck every day. Does anybody else remember when you wouldn’t be caught dead living east of 15th Street? Or should I say you’d be found dead if you moved to Logan Circle?

  • i wd jump on it if i had the moolah

  • Another terrible virtual tour on a realtor’s site.
