Friday Afternoon Rental Option – LeDroit Park

This rental is located at 243 Florida Ave., NW:

The Craigslist ad says:

“With loads of charm, this property is located in an historic building with beautiful maple hardwood floors. These units have recessed lighting, pendent and track lighting with tons of natural light, beautiful kitchens with granite counters, maple cabinets, stainless steel appliances, washer/dryer and rear entrance/access. The property is only 3-4 blocks to the Howard/Shaw Metro and the metro bus stop right in front of the building, and off the street parking.”

I’ve walked by this house tons of times, I was pretty intrigued to see what they are asking. Does $1650 sound reasonable for this “3rd Level – 802 sq ft, this unit is a 1 bedroom with 1.5 baths”?

  • POP – This post should be in Bloomingdale, not LeDroit. It seems like a pretty good deal considering that it is so close to U Street and Bloomingdale is about to get much better (fingers crossed)!

    • back in the day this was LeDroit Park. thats an older neighbrohood than bloomingdale.
      florida avenue was its southern border, not rhode island.
      though today im not sure what residents consider it. its not in the official sanctified recognized historic ledroit, in any case.

      • yep, that poor little triangle between rhode island, florida, and 2nd is like the bastard child of neighborhoods in that neck of the woods. it’s definitely ledroit park, and has been since the area was platted out as one of the first neighborhoods outside of the original city plan.

        the fact that it’s not part of the ledroit historic district today means that bloomingdale (with it’s banners on lamp posts) has tried to snatch it up, but it should be considered part of the neighborhood that left it behind. maybe the ledroit historic district could be expanded…

  • Bloomingdale officially ends at 2nd Street, but it is right on the edge. That is corner is very, very noisy.

  • 1.5 baths is a tell — two people will be sharing this even though it’s not a 2 bedroom. It’s much larger than typical one bedroom, but it was framed out with a couple in mind, i.e., one bedroom and a exceptionally large common area.

    The off street parking makes it a good deal.

  • Hmmm. You could find something in Adams Morgan for that much. although maybe not with a half bath and parking.

  • I looked at an apartment in this building and it was pretty nice. I walked across the street though and found three abandoned buildings on one block, at least one of which looked like it was in use by someone. I’m not too shy about that stuff but it was a deal-breaker at the time. I would definitely revisit it if I weren’t happily leasing now, though!
