The Craigslist ad says:

“Set atop the Georgia Avenue / Petworth Metro station, Park Place provides unmatched convenience with underground parking, generous building amenities, street-level shops and services and new stores and restaurants nearby. You’ll find spectacular design, modern comfort, and an established, friendly community.”

Ed. Note: Park Place is a PoP advertiser. However, lots of people ask me about this property and bring it up when we look at other rentals nearby (like yesterday). So I figured it was time to give it its own post – does $1680 sound reasonable for a 1 bedroom here?

  • I went over to check this place out last month. Everything about it is great except the price. Let me break it down for you: $1680 is the prorated monthly rent assuming three months free during your first year. After one year your monthly rent jumps to $2240.

    Do you think you’ll be able afford to spend an extra $560 a month on rent 12 months from now? Me neither.

    This is perfectly legal because your actual rent on the lease will be $2240. Slightly shady, but it allows them to get some (perhaps naive) warm bodies in there while they wait for the Petworth renting market to get tight again.

    My other big complaint was their pet fee policy. Who at Park Place decided it made sense to charge $500 up front non-refundable for a pet then $50 a month on top of that? That’s $1100 a year, gone, because you have a cat or dog. Your cat may be declawed and toothless. Your dog may be smaller than a loaf of bread and toilet trained. It don’t matter. The way this works in a sane world is you charge pet owners a larger REFUNDABLE deposit up front to cover your losses in case of pet damage when the tenant moves out.

    Great apartments, wacky pricing. Hopefully they’ll fix that. I’ll be ready to move in when they do.

    • I think it’s ridiculous that places around here charge an extra monthly fee for pets. I could have 12 additional people living in my apartment and I wouldn’t have to pay for that, but I have to pay $50 a month more for a cat? You’ve got to be kidding me! When my husband and I were signing the lease for our current apartment, I told them I would not pay an extra $50 per month for my cat and they waived the fee.

  • I had a few friends check this place out.

    Apparently there are some other fees (I think $75 for “amenities”) tacked on the rent. Parking (underground) ran somewhere between $100 and $200 a month.

    • Please do sit on U Street – right in the middle. Some city people like to pioneer a new place. That’s how neighborhoods like Adams-Morgan, U Street, Columbia Heights, and Dupont all came about. Over the years I have had the pleasure of watching each of these areas develop and take on its own character. You obviously don’t get the city thing and should retreat to the gated, subdivided, bourgeois place from whence you came.

      • The whole point of “pioneering” as you put it is to get something good for less, because you’re the first! Do you think the Homestead Act would have been as successful if the gov’t was charging for the land? No! They had to give it away for free and throw in a mule!

        Just want to remind all that these neighborhoods did not just come about in recent years with new developments. They were always there, and most had rich history and character before the new condos and such. Yes, some had undesirable qualities as well, but I take issue with the idea of “pioneering” a neighborhood where people have been living and raising families for generations and generations.

        • the term “pioneer” is about bringing something new.
          its not an insult to those already somewhere.

          if you’re the only muslim in a christian neighborhood, you’re a pioneer. if you are the only cupcake delivery truck, you’re a pioneer. if you’re going to places unfamiliar and possibly unwelcoming to you, you are a pioneer.

          • Using “pioneering” in the American frontier sense is actually a pretty good analogy. Lighter skinned people obtaining land/property from darker skinned people. Hey, at least you’re not sending them to PG with smallpox infected blankets.

        • WDC – I disagree with your assertion that the whole point of pioneering is to get something good for less. How plebian is that? There is much more to it – adventure, accomplishment, pride of ownership and yes reward but not only in the monetary sense. Please don’t make all about money.

          KV – You are right and I stand corrected – these areas were all rich with culture for centuries. But during recent decades some of them became blighted and the recent attentions have brought back a unique shine to each of them. I hope that shine incorporated the old with the new as much as possible. Unfortunately, without development they might still be broken down; I guess we had to take the good with the bad in some cases. Special attention should always be given to the “original” residents going all the way back to L’enfant and the revolutionary planners to everything in between.

  • if you are looking for a brand new building, that apartment would be alright for a year. but who wants to have to pay that kind of outrageous rent for that location for the second year?

  • Could they be hoping to go condo in a year or two, and want to have the high rent to leverage people out? Maybe they’ll give people discounts for renewing next year if they stay as apartments. Just guessing. $2240 plus gerbil fee seems excessive.

    And PoP . . . it’s not the Petworth Metro. It is Ga.Ave.-Petworth Metro, aka: the GaP.

  • Seems like a beautiful place to live. It is hard for me to imagine paying $2240 for an apartment but I know some people do it.

  • all the new apartments do this right now.
    i live in the allegro and they do the same thing as far as pricing is concerned, and pet fees. i think it is quite steep, but when you are new to town and need to find a place fast, it works out.

  • I’m pretty sure this place has had a lot of trouble filling the apartments…price is way too high for the area even if it is new. I’d pay no more than $1400 for a first year and $1600 for later years.

  • It’s not unreasonable for a year you are a couple that both need to be on the green line I suppose but a bit too rich for my blood.

  • My best guess is that the $2240 after the first year probably won’t happen. They put that in there to reserve the right to raise the rent beyond the legal increase, in case demand goes way up, they can more easily get lower paying tenants out.

    Assuming that the rental market and/or neighborhood stays the same over the next year, I’d bet that the second year rate will stay negotiable.

  • I enjoy reading these postings and the resulting comments because they bring out the money-grubbing side of most people and it makes me feel good that I don’t think that way.

  • Lived there about 5 months.. ended up moving out of the DC area quicker than we thought. Poor construction, nearly impossible to move in and out (we moved in and out through spaces which were not intended to do so; I think they’re filled now and I have no idea how you would go about it). Things in the building (you know, like, elevators) rarely worked, and events for building residents were regularly canceled with no notice.

    We were among the first to move in, and probably the first to move out. Glad we did; building was mostly empty.

    FYI, they are planning on converting to condos ASAP. Didn’t tell us that up front, but there was some funny language in the lease and I asked questions.

  • Place is poorly constructed much like the allero on 14th. No character, a complete wash. If you live in a building such as this you have questionable character. Ikea is next.

  • I have been to the building myself starting with their opening party last year and I would in no way classify it as having no character. Have you looked at the pictures on their website? The lobby may look like it jumped out of “2001” (not necessarily bad) but the rooftop was awesome. My friend lives in one of hte apts facing Quincy St and there is nothing about her lease that says “condo conversion”. She doesn’t have a pet but I’ve lived on U Street and now in Columbia Heights and at each stop I’ve had to pay a pet fee. It’s not like I want to but come on…my dog can kill an apartment. She just does. I accept it and pay the fee because it’s better than having a private landlord that doesn’t allow pets at all (most in my experience). And all that said, I’ve never had my rent jacked up to market after the first year of a lease…and if it did happen I would just move to another location. So is life.
