The Craigslist ad says:

“- Walking distance to Metro (Green Line – U St. station), shopping and restaurants
– Open kitchen design with stainless steel appliances and granite countertops
– Washer/dryer
– Large sunny energy-efficient windows
– 900 square feet
– Secure building
– Off-street parking option is available
– Great landlord and neighbors”

I’m posting this one becuase I’ve walked by the building dozens of times and was curious to see some photos of the units. Assuming you get a roomate is $2500 reasonable for a 2 bedroom? If you’re not looking for a roomate, I was also intrigued by this studio for $1300 located at 16th and Park Road, NW.

  • seems a little high to me, esp. since it appears the price does not include parking. I think 2300 is more realistic.

  • 2000/mo is a good price. 2100 is reasonable. 2500 is too high

  • It seems a little steep for the neighborhood (NOT a nice block), but I have to say, they did a great job making the facade of a worn out 50s-era apartment building look good.

  • Definitely a little bit too high. It is nice and new, and has laundry in the unit which is a plus. The downside is that this price doesn’t include parking, which is kind of absurd. If you are going to get something without parking and don’t mind being a 10-15 minute walk from the metro, why not live in Adams Morgan for that price?

  • If it had 2 bathrooms I would say that it was about on par with the rental market for 2 bedrooms in the area, but, I would say it’s a tad high for having only one bath.

  • Calling Chapin walking distance to U street is a bit much – I think it might be closer to Columbia Heights, but I think 2500 is decent for a 2 bedroom. 900 square feet is a bit small though. But on the other hand, the 2 bedrooms down the street at View 14 are going in the $3000 range.

  • I actually live in that building and my share is $1000/month. Maybe I’m underpaying though? The U St and Col Heights metros are actually the same distance. The units are pretty nice though.

  • Anon 5:18 – what’s the crime like there nowadays? As much as everybody loves Malcom X Park, aren’t there still a lot of muggings, shootings, and sketchy types hanging out in that neighborhood (excepting yourself, ha ha?) Was pretty sketchy when I lived down the hill back in 98.

  • That block is actually pretty nice. I think you’re confusing Chapin and Clifton, which by the way isn’t the crime center that it used to be either. Calling that block sketchy is a bit much. The park is fine also. I don’t recommend going to the lower part at night, but I wouldn’t recommend going anywhere that is poorly lit, filled with little mugging nooks and crannies surrounded by hedgerows.

  • I live a couple blocks away and pay $800. I wouldn’t pay more than $1,000 a month to live there.

    Malcom X Park isn’t so bad. The recent street shootings in that area that would cause me more concern.
