It’s been a while since we checked out some Georgetown house porn. I’m gonna be honest and say this isn’t may favorite one straight off. However, I’m curious to know what you think of the fact that it is leased until 8/31/2012? Who would drop over $2.5 million with such a stipulation?

So what do you think of the house itself? I’m a sucker for bookshelves… Obviously the location is very desirable to many so do you think they’ll get near their asking of $2,750,000?

    No parking and the kitchen is HORRENDOUS. No thanks.

    The old rule of thumb was that the rent should be equal to about 1 percent of the value of the property. Even allowing for the rent to be worth about 0.5 percent of the value, the house would be worth about $1,500,000 (using its current rental value of $7,500/mo). The house is assessing at $1,750,000. So $2,750,000 seems high by a lot.

    the agent needs to stage the house. too much stuff in small rooms. btw rich people have terrible decorating taste.

    money sure doesn’t equal taste. This is one of the worst decorated homes I have seen. Designed to Sell needs to pay them a visit

    Anonymous, while I agree that the house doesn’t show very well, keep in mind that is occupied by renters thru 2012. Nobody’s going to be staging it.

    I would also suggest that it would be unkind to say much more about the decor. The occupants aren’t the owners, and probably didn’t ask for their stuff to be displayed all over the internet.

    I think they might be listing it to hold off on paying property taxes…

      You don’t need to list a property to hold off paying property taxes, you just don’t pay them… of course, in return you are charged interest and penalties, but listing the property has nothing to do with any of it.

    I would also add that the owners are not the occupants and probably didn’t ask to have their home critiqued by a bunch of strangers, so it is probably unkind to say too much more about the decor.

  • I did some research and apparently the area to the east of Wisconsin Ave in Georgetown is the East Village and the part to the west is the West Village. Anyone heard of this before or is it just real estate lingo? (I’ve only seen it being referred by those titles in ads for homes).

    I think if you are going to be asking for this much money, updated bathrooms and kitchens are a must.

    Assuming someone put 20% down and got a 30 year mortgage at 6%, the mortgage payments would be $13,190 a month, not counting tax and insurance. That’s almost twice the amount of rent coming in. Definitely not a good deal.

    East and west Georgetown is quite real with Wisconsin Avenue as the dividing line. It’s the real estate war between the states with agents playing up the fact that the eastern part does not include the drunken rowdiness of Georgetown University students. Supposedly the western part has a younger vibe and is more trendy.

    Yes, indeed, East Village is the name for that part of Georgetown east of Wisconsin Avenue. It’s often referred to as the “desirable East Village location,” meaning that some very big wigs have lived there (and do now), and you are not over by that big eponymous university whose inebriated students pee and puke on your lawn and have loud parties.

  • You beige nasty HGTV drones – back off! This place looks homey and warm – loads of books, a great piano, drums, interesting eclectic art, weird little bunks, dynamic color. I want to meet these people more than any of you! How cool to lie in the zero-gravity chair in the sunroom with a tuba?

    Considering that it needs more than a million worth of work (plus architect and designer fees), all I can say is, Good luck!

    This street, this block, has the worst traffic in Georgetown. Busses, trucks, ambulances, garbage trucks. All day, all night. And on Sundays, they allow parking on both sides of the street which makes the street a one lane traffic hazard….busses running into parked cars, traffic at a stand still. I can think of better homes to spend $2.5 mil
