Good Deal or Not? Under $200K Edition

The flier says:

“Bright efficiency with new kitchen at The Georgian. Beautiful hardwood floors, roof deck, extra storage. Condo fee includes all utilities. Walk to Dupont red line metro. Cats only allowed.”

I’m guessing the unit itself is pretty small but it’s pretty sweet to have a roof deck. Do you think $199,500 sounds reasonable for an efficiency at this location?

  • I think it’s a good deal. $200k for a clean, acceptably modern place with wood floors, sunlight, and a roof deck AND extra storage is a winner to me. $288 fee a month including all utilities is crazy low for a condo fee. Short walk to the craziness of Adams Morgan, a block away from the pool & tennis at Marie Reed, on the 42/43 bus line (easy access to downtown). If I were a single young professional looking for an entry level place in DC, this would be on my list.

  • This looks like a great deal. Too bad I’m not a young professional, looking for my first place! While I still dont own, I think I’ve outgrown this type of unit. The other sad part is, think what you could buy in Baltimore for that price! Nearly a whole rowhouse in some not-too- bad neighborhoods. You’re living in Baltimore, though… :-/

  • With 50K down, it’s 1100/mo with the condo fee included. Bump up the down to 80K, and it’s ~900/mo. It’s actually pretty reasonable for 1 person who’s doing maybe a little better than Hillrat but isn’t quite making lawyer money. Good deal.

  • And it would become an even more amazing deal if you have HIM come decorate it:

  • …square footage. It could be extremely small (even for an efficiency). In that case, the reason theyre practically giving it away is because not many people want it – which would be the same problem the new buyer would face when he/she wants to sell. Studios are hard enough to sell, the small ones are even more difficult. I have a feeling that given the price and location this unit is extraordinarily small. Its only been on the market 1 day, so it’ll be interesting to see how things go. This is such a stellar location it may make up for the tiny unit…

  • If you scroll down to below the map, it says the unit is 372 sq ft.

  • Oh and I don’t consider $199K to equal “practically giving it away.” Not all of us are lawyers.

  • It’s a really nice building, a mix of residents. And super convenient. It’s not a bad deal. I suppose. Unit needs a freshening up, kitchen, floors, etc. But could really well done for someone that knows how to make use of small spaces.

  • Nice place to live, but no one in their right mind would want to own it unless you could pay cash and collect rent.

  • This sounds like a perfect starter condo for a young professional. the location is awesome, just far enough not to hear all the craziness of Adams Morgan but close enough to all the action. The price is definately right. Interest rates are only going up, this place is a steal and should go fast.

  • I haven’t seen much in this town for less than 200k, and you can’t beat the location. If you want to live in A.M., seems like the right price to me.

  • Gem of a find for the price. Location is more than close enough to make it to Adams Morgan favorites like the Diner or Tryst in your pajamas but not so close that weekend street noise will keep you up at night. Pics on Redfin look like a brand new kitchen, LOTS of light, and nice wood floors. If you are in the market for a studio in Adams Morgan – its because you don’t plan to spend a lot of time at home. Place won’t last a week.

  • This is a great deal for a studio. I’ve been in other units in this building, and though the square footage is low, the floor plans are great and the space is utilized well. Definitely enough room to separate the living space from the bedroom area. And most of the kitchens are big enough to accommodate a small table. And the building is really cute.

  • I hope this building is quiet without a lot children running in the hallways playing and overcrowding.

  • I have been in this building and really like it. this is a great starter unit or nice to own and rent. from what i heard the kitchen was just redone which is great.

  • I want this! Too bad I’ve only been working for a year and a half, so I def don’t have a down payment saved up 🙁

  • I wonder how many \young professionals\ who would want such a tiny studio have 50k-80k in savings for a down payment…sounds more like \not so young professionals\ to me.

  • Why limit it to cats only? Cats can’t afford to buy that place. Why not offer it to some humans with income?
