Good Deal or Not? Renovated Kitchen but only 1 Bathroom Edition

Wow, the photos look much nicer than I originally anticipated. That’s a hell of a backyard too. Do you like the renovations? Does $399,900 sound reasonable?

  • I always notice the exterior of this place when I drive by, because I think the two-tone green is so cool. Seems like it was nicely renovated, albeit neutral and simple.

  • $567 a square foot for a 700 square foot house with one bathroom on a block that’s still pretty scrappy?


    Also, it has those horrible baseboard heating units that are a fire hazard if you rest any furniture against them.

  • another thing: it really t’s me off the way agents shrink the blocks away thing. It’s either 4 or 5 blocks to the metro so just say that. Tell me it’s 3 and I think you’re shifty.

  • Warderite, you’re an idiot. It is a 700 sf lot, not a 700sf house. I agree it is small, but it is not $500/sf. Probably high $300s/sf.

      Agents are often the idiots who put the home’s square footage where the lot size should be, which is probably why Warderite was confused. S/he’s not an “idiot”, Mean Bodean.

      But in this case, 0.016185 acres is 705 sq ft, so the actual lot is 705 sq ft. Wonder how big is the house then…?

    • Ouch, no need to be snotty. I misread that line. It’s still a lot of money for a house with one bathroom.

  • I’m guessing the houuse is 900-1000 sq ft. If the lot is 700 sq ft with a modest back yard, I would guess the footprint of the house is about 500 sq ft. With 2 stories = 1000 sq ft. That works out to about $400/sq ft. I would like to think that’s approaching the high end but not too out of step with the neighborhood

  • At the bottom of the listing it says the house is 816 square feet, unless I am reading it wrong.

    • I’ve looked at several of those rowhouses on Florida – they are tiny – smaller than ours on 12th Place, for sure. 816 sounds about right.

  • The kitchen renovation itself looks nice although it seems it absorbed the dining room. Don’t care for this myself but it seems a good house for the price.

  • Im pretty sure thats a house that faces the weird intersection where Sherman hits Florida. Bad Bad Feng Shui to have a road that T’s into your house like that. Plus that just seems like a really high risk place for a car to come barreling through your front door.

  • Nice and streamlined. It would be a steal at 350 but I would say it is worth 399.

  • Looks half decent, but probably pretty noisy. Sits right on a major intersection/artery.

  • Seems a bit high but if people are really tied to having a home vs apt yeah its not bad.

  • Wow, all the usual mini-rowhouse haters must be out at the grocery stocking for the storm. 😉

  • It seems pretty well priced, except I loathe that particular intersection…But I would rather a small townhouse than a condo with fees.

    Price is appealing because of its location so close to U Street and the nightlife.

    I believe Nonny is right , the kitchen seems to have moved into the dining room. The old kitchen (‘el’) seems to have turned into a bathroom. It looks like there’s a downstairs bathroom but none upstairs…. what do you do when you get up in the middle of the night? Ugh.

    Looks like one of the bigger lots on that cute block
