I think the pictures are looking pretty sweet. Also these pine floors rock. I have no idea how much this should go for so I’m curious what those in the know think. There was a decent price reduction from $445,000 to $399,900. Is that reasonable for this 2 bed/2 bath?

  • I like this condo! It shows well. Only $150 condo fees. Parking isn’t terribly bad in that area. It should go fast now that’s it’s litsted below 400K.

  • I saw this 5 years ago. the basement unit came with an entire carriage house which allegedly could not be developed into anything…it was strangely the last unit to sell and I wonder what the owner did with it…..I think I recall these units going for 299k back then (they were brand new then and nice but nothing great)

  • google-map it and look at the Street View – you’ll see why they dropped the price. and why they’ll have to drop in more…

    That said, I truly dislike the neighborhood surrounding the Kennedy Playground.

  • I went to the open house the first time and actually liked the place. Not enough to give up my dreams of buying in C. Heights. But where in C. Heights can you get a place this nice on the inside for this price? The inside is comparable to the 11th and Park first floor unit that was for sale for $489k a few weeks back. This is $90k cheaper.

  • All you haters, come on! It looks pretty nice on the inside, if a bit narrow, and no dining room. Low fee, ridiculously convenient to downtown, Metro, and the Bright Horizons East End daycare, hey hipster parents? There’s a lot of gang activity in this area but could be great for the right person. That said, get a house in Petworth instead! Resistance is futile….

  • nice floors — old ones!

  • i live on this block and have never had any trouble with folks in the neighbourhood. i walk and metro everywhere. this is a super convenient location. one can walk to get groceries, to go downtown, to u street, to dupont, to galleries… to so many places. the street is wide and perhaps not so beautiful but there are no buses and nobody just hangin’ out. there is ample street parking. we do get the ambulances with their sirens but that’s not so bad.
    as for the condo. it’s very nice. really, i’m surprised that’s it’s still for sale.
    i think people should give the condo and shaw a chance.
